The Facilities Business Partner acts as the link between operating units, design teams, and construction, overseeing space programming and facility design. They provide guidance on workplace planning, equipment specifications, MEP coordination, code compliance, and requirements for security, DEI, and EHS, ensuring consistency across UL Solutions’ portfolio.
Responsibilities
- Translate business issues, strategic objectives, and end-user requirements into effective facility/work environment solutions that will maximize space utilization and efficiency.
- Manage all space related requests by facilitating discussions with stakeholders and end users to understand the nature of the request, identify the space requirements and evaluate the suitability of occupied and vacant spaces for laboratory service(s) and/or office programming.
- Establish and maintain key relationships with Executive Leadership and corporate support groups including Environmental, Health & Safety (EHS), Physical Security, IT, and Corporate Sustainability and DEI to develop scenario planning and options analysis.
Occupancy Management
- Collect and organize customer information on headcount projections, organizational structure, and facilities requirements.
- Update and maintain facilities management database for occupancy reporting and space allocations
- Drive facility occupancy rates consistent with workspace guidance
Project Management
- Develop scope of work definition documents such as space programs, budgets, schedules, and resource requirements based on stakeholder needs consistent with standards and objectives
- Establish & Maintain ULS 3+ year Realty Property strategy and investment planning.
- Engage and leverage appropriate project implementation resources whether internal or external.
- Provide electronic plans, requirements and specifications to in-house personnel and outside contractors engaged in the planning, design and or execution of new construction or renovation
Requirements
- Bachelor’s degree in Facilities Management, Architecture, Engineering, Science, Business, or related technical field; equivalent experience considered.
- 7–10 years in facility/occupancy planning and project management, including capital planning and delivery.
- Background in laboratory space and equipment planning preferred.
- Strong knowledge of facilities management, space planning standards, codes, and regulations for complex organizations, ideally research labs.
- Ability to analyze complex problems and develop strategic, proactive solutions.
- Excellent interpersonal and communication skills; able to influence and collaborate across teams.
- Strong analytical ability and proficiency in Microsoft Office and space planning tools; LeaseCalcs and LeaseCalcs ReAct experience is an added advantage.
- Skilled in multi-project environments and presenting to senior leadership.
- Knowledge of workplace design trends and master planning.
- Fluent in English (spoken and written).
