Job summary

JLL is seeking an Engineer to design, develop, and implement cutting-edge engineering solutions for our commercial real estate portfolio in Singapore. You will lead critical building systems, drive safety and compliance, and partner with Account Leads to optimize facilities management, asset maintenance, and EHS programs.

Qualifications

  • Diploma in Engineering or related field required.
  • 5+ years of facilities engineering or property management experience, with at least 2 years in a leadership role.
  • Strong knowledge of building systems including mechanical, electrical, and plumbing.
  • Strong knowledge of general building works and soft services.
  • Experience with CMMS and facilities management systems.
  • Demonstrated expertise in environmental, health and safety regulations and compliance.
  • Proven track record in contract management and subcontractor oversight.
  • Knowledge of asset lifecycle management and preventive maintenance programs.
  • Knowledge of Change management process for technical maintenance activities.

Responsibilities

  • Assist Account Lead with tenant liaison activities and resolve property-related issues promptly.
  • Oversee contract compliance, risk management, and adherence to security guidelines including badge processes.
  • Support environmental health and safety programs and rectify EHS concerns.
  • Lead the development of emergency response plans and coordinate EHS training for the site team.
  • Implement and maintain CMMS for tracking work orders and assets.
  • Provide accountability for helpdesk administration, end-user forums, and complaint management systems.
  • Develop asset management strategies for hard services with lifecycle planning for the site.
  • Direct preventive, predictive, and corrective maintenance programs across properties.
  • Manage subcontractor performance to meet contract requirements and standards.
  • Ensure documentation and asset histories are maintained in client systems.
  • Coordinate engineering support for elevators, plumbing, and building mechanical systems.
  • Manage MRO supplies and tools inventory; oversee General Building Works and soft services.
  • Monitor building efficiency metrics and drive improvement strategies.
  • Oversee tenant fit-out works and ensure authority compliance.

As a Leader, you will be required to provide an overview of your entire team's performance, able to identify areas of improvement and take steps rectify them. This includes, coaching, identifying training needs, mentoring of staff.

Key Responsibilities

  • Provide accountability for helpdesk administration, end-user forums, and complaint management systems
  • Develop comprehensive asset management strategies for hard services with lifecycle planning for the managed site
  • Direct predictive, preventive, and corrective maintenance programs across assigned properties
  • Manage subcontractor performance, ensuring compliance with contract requirements and company standards
  • Ensure proper documentation and maintenance of asset histories in client systems
  • Coordinate engineering support for critical systems including elevators, plumbing, and building mechanical systems
  • Manage MRO (Maintenance, Repair, and Operations) supplies and maintain tools inventory
  • Manage General Building Works, Cleaning, Landscaping and other soft-services related scope.
  • Monitor building efficiency metrics and implement improvement strategies
  • Oversee tenant fit-out works and ensure tenant compliance with authority requirements
Client Satisfaction
