RESPONSIBILITIES: Site Maintenance and Operations
The Caretaker is the key personnel responsible for the immediate functionality, cleanliness, and security of the entire property, focusing on executing daily routines and responding to incidents.
A. Grounds and Amenity Upkeep
- Daily Cleaning Execution: Personally perform comprehensive daily cleaning tasks, including sweeping of driveways and car parks, and the removal of refuse at the Bin Chutes and clearing of refuse at the Bin Centre.
- Hygiene and Replenishment: Ensure public health standards are met by replenishing hand soap, toiletries and performing washing of the Bin Centre.
- Recreational Area Care: Maintain recreational facilities, specifically cleaning of the swimming pool area and pool furniture, and clearing and cleaning of the BBQ area.
- Internal Facility Cleaning: Perform cleaning and mopping of the gym and function room, and removal of high area for cobwebs.
- Horticultural Duties: Carry out watering of plants, clearing of dried leaves at surrounding drainage and the removal of dried leaves at grass patch.
B. Safety, Security, and Emergency Response
- Fire System Checks: Ensure the fire alarm panel is working daily.
- Alarm Protocol: When an alarm is triggered, isolate the alarm and check for a real or fault alarm, then inform the managing agent of the outcome. For a real alarm, assist the fire safety team.
- Surveillance and Reporting: Perform regular checks for any irregularities and report any unusual activities.
- System Verification: Check that the lightings and CCTV are working and check CCTV recording is working twice weekly.
- Mechanical Checks: Check the pump for the swimming pool is working.
C. Contractor Support and Oversight
- On-site Assistance: Assist contractors and give instruction from Council.
- Quality Assurance: Ensure work done by contractors is per expectation based on instruction given by Council.
- Documentation: Get all service orders and sign-off for work carried out by contractors.
- Liaison: Contact main contractors (swimming pool, pest control, CCTV, lift) after informing the Council or managing agent.
D. Operational Monitoring
- Parking Adherence: Ensure the main parking lot is taken before using the free parking area and place notice as reminder if resident did not adhere to Council policy.
- Periodic Cleaning: Execute large-scale cleaning tasks: Hi-jet of car-park, swimming pool and driveway (Half Yearly) and Cleaning and mopping of the Management Office and Security office (Weekly).
REQUIREMENTS: Essential Skills and Qualifications
Essential:
- Physical Capability: Physical stamina to stand for long periods and execute demanding tasks like sweeping, mopping, drainage clearing and refuse removal.
- Basic Literacy: Ability to understand and follow written instructions, log reports, and handle contractor sign-offs.
- Safety & Security Focus: A vigilant and reliable nature necessary for fire alarm and surveillance duties.
Preferred:
- Experience: Prior experience in maintenance, cleaning, or a similar caretaking role.
- Certification: Basic safety certifications or hands‑on experience with cleaning machinery.
WORKING HOURS: Operational Coverage
- Work Week: 5.5‑day work week.
- Time: 7:30 am to 5:30 pm
