A reputable building management company in Singapore is seeking an experienced Building Maintenance professional to oversee preventive maintenance, manage contractors, and handle tenant relations. Responsibilities include ensuring compliance with regulations, coordinating daily operations, and managing the maintenance budget. Job description
Building Maintenance
  1. Oversee and Schedule preventive maintenance for BMS, ACMV, electrical & ELV systems, fire protection systems, Getset, lifts, lightings & fixtures and carpark barrier. Also include plumbing and sanitary, water features & landscape, pest control and cleanliness of the common areas of the building perimeter (internal and external).
  2. Experienced in the coordination of annual MSB & chiller shutdown servicing.
  3. Experienced in coordination of fire drills to meet statutory requirement and annual fire safety certificate renewal.
  4. Keeping track of Bldg facility inventory and its distribution
  5. Plan cyclical Repair & Redecorations (R&R) minor improvement and repair works.
  6. Ad-hoc projects; monitor project schedules and ensure on-time proper completion
  7. Ensure compliance with all building and statutory regulations
Contractor Management
  1. Source and evaluate suitable contractors to carry out works preventive maintenance for all works in the building
  2. Monitor the performance of the contractors in fulfilling all contractual, safety legislative obligations etc.
Tenant Management
  1. Marketing of spaces direct or with property agents
  2. Contracts management and review including statutory subletting compliance
  3. Management of Tenant’s A&A works including statutory compliance (fire cert)
  4. Attending to day to day tenant’s requirement
People Management & Administration
  1. Actively involve in people processes including performance management and development, conflict resolution, coaching etc.
  2. Coordinate day-today operations to ensure business continuity
  3. Ensure the policies are reviewed and updated
  4. Ensure the timely renewal and recertification of building related licenses and systems
  5. Plan maintenance budget and monitor expenditure against approved budget
