ESR is seeking a driven and analytical Associate with a minimum of 4 years of investment experience to join the Group Investment Team. The candidate will independently evaluate real estate investment opportunities, conduct in-depth financial modelling, and prepare high‑quality investment papers as well as ad‑hoc analysis to support strategic decision‑making by ESR senior management.
The candidate will also work with key stakeholders across the broader business, including the Group Strategy & Investments team on mergers & acquisitions opportunities and the in‑country investment teams on key projects.
Key Responsibilities
- Investment Evaluation
Independently assess potential real estate investment opportunities across various asset classes and geographies, including both equity and debt structures.
- Financial Modelling
Develop and maintain sophisticated financial models to analyze deal‑level economics, sensitivity scenarios, and return metrics (e.g., IRR, equity multiple, cash‑on‑cash).
- Investment Papers
Draft clear and compelling investment memos and presentations for internal investment committees and senior leadership, outlining the strategic rationale, risks, and recommendations.
- Market Research & Analysis
Conduct macro and micro‑level market research, competitive benchmarking, and due diligence to inform underwriting assumptions and investment strategy.
- Due Diligence Coordination
Liaise with brokers, partners, legal counsel, and other external advisors to facilitate deal execution.
- Ad‑hoc Analysis
Provide on‑demand analytical support to senior management, including portfolio reviews, hold/sell analysis, and performance tracking.
- Internal Investment Support
Review potential investment opportunities proposed by the broader business and work with the Group Strategy & Investments team on potential mergers & acquisitions opportunities.
Qualifications & Experience
- Minimum of 4 years’ experience working in real estate investment, real estate funds management, real estate private equity, or a similar role.
- Bachelor’s degree from a top‑tier university with an outstanding academic record.
- Adhering to important deadlines while maintaining accurate, high‑quality outputs.
- The ability to work semi‑autonomously, delivering well‑considered output with minimal continuous review and refinement by management.
- Managing senior internal and external stakeholders whose opinions may vary, to find consensus and deliver the agreed‑upon outcome.
