A real estate investment firm in Singapore seeks an experienced Investment Analyst to conduct financial modeling and market research for property investments and M&A transactions. The ideal candidate has a Bachelor's degree in Finance or related field, 2-4 years of relevant experience, and strong analytical and communication skills. Familiarity with Singapore's real estate market is essential.
Property Investment Analysis: Conduct detailed financial modeling, market research, and due diligence for potential property acquisitions, disposals, and development projects.
M&A Transaction Support: Evaluate M&A opportunities, including target identification, valuation, and structuring, to enhance the company’s portfolio and strategic objectives.
Market Research: Monitor real estate market trends, regulatory changes, and economic indicators in Singapore and key regional markets to inform investment decisions.
Financial Modeling: Build and maintain robust financial models to assess investment returns, cash flow projections, and risk scenarios for property and M&A deals.
Due Diligence: Coordinate and perform due diligence processes, including legal, financial, and operational assessments, for potential investments and acquisitions.
Stakeholder Collaboration: Work closely with internal teams (e.g., finance, legal, and development) and external partners (e.g., consultants, brokers, and legal advisors) to execute transactions.
Reporting: Prepare investment memoranda, presentations, and reports for senior management and the board to support decision-making.
Portfolio Optimization: Assist in asset management strategies to maximize returns and enhance the value of existing properties in the portfolio.
Education: Bachelor’s degree in Finance, Real Estate, Economics, Business Administration, or a related field. Professional qualifications (e.g., CFA, CPA) is a plus.
Experience: Minimum of 2 to 4 years of experience in real estate investment, corporate finance, or M&A, preferably within the property development or investment management sector.
Technical Skills:
Proficiency in financial modeling and valuation techniques (e.g., DCF, NPV, IRR).
Strong knowledge of Singapore’s real estate market and regulatory environment.
Advanced proficiency in Microsoft Excel, PowerPoint, and financial analysis tools.
Analytical Skills: Exceptional ability to analyze complex data, identify trends, and provide actionable insights.
Communication: Excellent written and verbal communication skills to present findings and recommendations to senior stakeholders.
Team Player: Ability to work collaboratively in a fast-paced environment and manage multiple projects simultaneously.
Others: Knowledge of SGX listing requirements and familiarity with cross‑border transactions in the Asia‑Pacific region is an advantage.
