Job Summary:
To oversee, coordinate, and deliver real estate development and investment projects from inception to completion, ensuring alignment with the company’s strategic objectives, financial goals, and quality standards. The Project Manager acts as the main liaison between stakeholders, consultants, contractors, and internal teams to achieve successful project execution.
Education requirements:
- Bachelor’s degree in civil engineering, Architecture, Construction Management, Real Estate, Finance, or related field (Master’s or MBA preferred).
- 7–10+ years of experience in real estate development, construction management, or investment projects.
Candidate Responsibilities and Duties:
Key Responsibilities:
1. Project Planning & Development
- Lead feasibility studies, financial analysis, and investment appraisals for new projects.
- Define project scope, objectives, timelines, and budget.
- Coordinate due diligence (legal, financial, technical) for land acquisitions and investments.
2. Design & Approvals
- Manage design consultants (architects, engineers, planners) to ensure efficient and cost-effective designs.
- Oversee permitting, approvals, and compliance with local regulations.
3. Project Execution & Delivery
- Develop and monitor project schedules, budgets, and cash flows.
- Manage tendering and procurement processes, including contractor and supplier selection.
- Supervise construction progress, quality control, and adherence to safety standards.
- Resolve conflicts, risks, and challenges to keep the project on track.
- Monitor project costs, expenditures, and financial performance.
- Prepare reports for senior management and investors on ROI, IRR, NPV, and payback periods.
- Support value engineering initiatives to optimize returns.
5. Stakeholder Management
- Act as the primary point of contact for investors, partners, and clients.
- Coordinate across internal departments (finance, legal, marketing, operations) to ensure smooth execution.
- Provide regular updates and presentations to management and stakeholders.
6. Handover & post-completion
- Oversee project handover to operations or clients.
- Ensure defects liability and after-sales obligations are met.
- Conduct post-project evaluations to capture lessons learned.
- Strong knowledge of real estate development, lifecycle and investment analysis.
- Financial modeling and understanding of project viability metrics (ROI, IRR, NPV).
- Excellent leadership, communication, and negotiation skills.
- Ability to manage multiple stakeholders and contractors.
- Strong problem-solving, organizational, and decision-making skills.
- Familiarity with construction, legal contracts, and local regulations.
Qualifications
- PMP, and other professional certifications are a plus.
- Proven track record of delivering medium-to-large-scale real estate projects.
- 7–10+ years of experience in real estate development, construction management, or investment projects.
