Job description

• Responsible for Dark Store site selection, conducting on-site inspections, commercial district assessments and market research for new store locations within the designated area;
• Develop strategic planning and store opening strategies based on local market characteristics and corporate expansion requirements;
• Conduct commercial negotiations, contract discussions, and negotiations regarding fundamental engineering conditions, while assessing risks and producing site selection reports;
• Coordinate and collaborate with internal upstream and downstream teams (engineering, operations) throughout the store opening process;
• Oversee project signing, site handover, and opening procedures, demonstrating the ability to resolve diverse issues arising during pre-opening construction phases.

Skills

• Five or more years of relevant experience in retail expansion, with preference given to candidates possessing site selection expertise for convenience stores and high street premises;
• Strong professional capabilities enabling independent completion of project evaluation, site selection, negotiation, contract signing and site entry procedures, with proficiency in developing strategic zone maps;
• Proficiency in fundamental legal and regulatory matters pertaining to lease agreements, demonstrating the ability to identify and mitigate legal risks during landlord negotiations while safeguarding company interests;
• Possess fundamental engineering knowledge to identify significant construction hazards during site evaluations;
• Demonstrate thorough familiarity with commercial property and real estate markets within assigned regions, backed by established professional networks;
• Exhibit strong communication, negotiation, and coordination skills, complemented by proven negotiation techniques and public relations management capabilities.
