We are seeking a dedicated and meticulous Properties & Facilities Management Director for a leading Saudi retailer.

Work Location: Riyadh - Saudi Arabia

The Properties & Facilities Management Director will lead the full lifecycle of property and facilities operations. The role is responsible for strategic planning, facilities governance, operational excellence, real estate expansion, asset optimization, and ensuring safe, sustainable, and cost-efficient environments for all sites.

Key Accountabilities
  • Lead strategic planning for property and facilities management and ensure readiness of new sites for operation.
  • Oversee branch openings from site acquisition to design, fit‑out, and final handover.
  • Manage contract negotiations with landlords, developers, and contractors, ensuring optimal commercial terms.
  • Lead project design, manage consultants and contractors, and ensure compliance with standards and specifications.
  • Monitor construction and fit‑out execution, ensuring adherence to timelines and budgets.
  • Manage full facilities operations including preventive, corrective, and routine maintenance for all systems (MEP, civil, infrastructure).
  • Oversee asset management, inventory, and ensure continuous operational readiness.
  • Lead health, safety, and environmental plans and ensure compliance with local regulations and standards.
  • Manage operational and capital expenditure budgets and ensure cost optimization.
  • Drive branch expansion plans, identify new locations, and analyze feasibility and site suitability.
  • Implement governance, processes, and performance KPIs for property and facilities activities.
  • Coordinate with internal stakeholders (operations, finance, commercial) to ensure seamless site delivery and operations.
  • Manage external vendors and service providers and ensure performance according to SLAs.
  • Handle risk management, emergency response planning, and business continuity for all properties.
Knowledge, Skills, and Experience

We Are Looking For:

  • Bachelor’s degree in Engineering; Master’s degree in Facilities Management or related field.
  • 15–20+ years of experience in properties and facilities management across multi‑site, multi‑country operations.
  • Proven track record in site acquisition, contracts negotiation, design, fit‑out, and facilities operations.
  • Strong experience managing OPEX/CAPEX budgets, vendors, and large‑scale expansion projects.
  • Solid background in MEP systems, maintenance management, HSE, and asset management.
  • Hands‑on experience with CAFM systems, digital transformation, and operational excellence programs.
  • Demonstrated leadership in managing cross‑functional teams and delivering large portfolios.
