A leading facility management firm is seeking a Facility Manager for operations and maintenance in Saudi Arabia. This role involves overseeing building operations, managing maintenance services, ensuring compliance with health and safety regulations, and managing contracts. Ideal candidates will have a Bachelor's degree in Engineering and 8–15 years of experience in Facility Management. Strong knowledge of MEP systems and experience with contracts are essential. The position requires adaptability to work in remote areas.

  • Supervise engineers, technicians, and supervisors.

Skills

Job Title: Facility Manager (Operations & Maintenance) O&M

Projects: Mega Clients of Saudi Arabia (Long-Term Projects) +10Years

Location: Many Sites and Areas.

Background: O&M in Residential Projects (Real state, Hotels, Airbases, Airports, Hospitals, Malls, Compounds, Complexes, Villages or, Higher Education)

Job Purpose

To ensure the efficient, safe, and cost-effective operation and maintenance of buildings, infrastructure, and support services by managing technical systems, vendors, and service teams.

Key Responsibilities
1. Operations Management
  • Oversee day-to-day building operations
  • Ensure all facilities operate according to SLA, KPI, and contract requirements
  • Coordinate with clients and stakeholders on operational matters
  • Prepare operational plans, schedules, and reports
2. Maintenance (Hard Services) Management
  • Manage preventive, corrective, and reactive maintenance
  • Supervise maintenance of:
    • HVAC systems
    • Electrical systems (LV/MV)
    • Plumbing & drainage
    • Fire fighting & fire alarm systems
    • BMS (Building Management System)
    • Elevators & escalators
  • Ensure minimal downtime and fast response to breakdowns
3. Soft Services Management
  • Oversee soft FM services such as:
    • Cleaning & housekeeping
    • Security
    • Waste management
    • Landscaping
    • Pest control
  • Monitor contractor performance and service quality
4. Health, Safety & Compliance
  • Ensure compliance with HSE regulations and local authority requirements
  • Conduct risk assessments, inspections, and audits
  • Ensure statutory compliance (civil defense, municipality, fire safety, etc.)
  • Implement emergency response and evacuation plans
5. Vendor & Contract Management
  • Manage FM contracts and service agreements
  • Coordinate subcontractors and service providers
  • Verify invoices, work orders, and service reports
  • Ensure services are delivered within budget and scope
6. Financial & Asset Management
  • Prepare and control O&M budgets
  • Track expenses and optimize operational costs
  • Maintain asset registers and lifecycle plans
  • Support CAPEX and replacement planning
7. Reporting & Documentation
  • Prepare monthly and annual FM reports
  • Maintain maintenance logs, permits, and certificates
  • Use CMMS / CAFM systems for work orders and asset tracking
8. Team Management
  • Supervise engineers, technicians, and supervisors
  • Conduct training and performance evaluations
  • Ensure adequate staffing and skill coverage
Required Qualifications & Skills
  • Bachelor of Engineering Degree in (Mechanical, Electrical) is preferred or, Civil, Architecture, Industrial
  • 8–15 years experience in Facility Management (O&M)
Skills
  • Strong knowledge of MEP systems
  • Experience with FM-(O&M) contracts, SLAs, and KPIs
