Role:
- Director of Project Delivery based in Palma de Mallorca.
- Potential medium to long-term (3-5 years) pathway to partnership related to business development contribution.
- Workplace is approximately 50% in office and 50% on construction site visits (visiting each project every fortnight on average, depending on project stage).
Scope:
- Overall responsible for project delivery according to AKAMÁ standards.
- Construction costs range between 7 and 20 million EUR for residential villas; larger scope for hospitality projects.
- Oversee all national projects in the delivery phase.
- Review timelines and check feasibility to ensure on-time delivery with project managers.
- Review budget compliance for on-cost delivery with project managers.
- Ensure correct execution of design details and quality standards with project managers.
- Serve as the client contact on important issues and contingencies.
- Communicate at management level with construction companies and major suppliers.
- Expand network of suppliers/subcontractors nationally and internationally.
- Coordinate with client lawyers and relevant parties.
- Collaborate with Chief Designer and architects on planning and design topics.
- Supervise tendering/RFQ processes.
- Lead negotiations with suppliers, representing client interests.
- Adapt or revise contracts related to project delivery.
- Oversee and improve delivery processes, methodology, and IT support.
- Lead debriefing and lessons learned sessions to feedback into design and construction processes.
- Define themes for knowledge management with the Director of Design.
- Approach problems with solutions, not just issues.
- Be persistent, not accepting “no” for an answer.
- Maintain high attention to detail and organization.
- Be a team player with excellent communication and interpersonal skills.
Education and Expertise:
- Architect and/or Engineer with a mix of technical and architectural education.
- Site expertise, understanding typical pitfalls and crucial elements from a technical perspective.
- Design competence with an eye for finishes, detailing, alignment, and proportioning.
- Fluency in English is essential; advanced Spanish is required; German is a plus.
- Experience with BIM, passive house, BREEAM, etc., is advantageous.
Work Experience:
- International experience or experience with an international team preferred.
- Experience in high-end real estate development, architecture, design, or project management within an international context.
- Management of teams of approximately 10 or more people.
- Minimum 12 years of relevant experience; suitable age range is late 30s to mid-40s.
