The Commercial Facility Management (KFM) provides consulting and support nationwide to all Post units and third-party tenants on commercial and contractual issues. Within a decentralized organization, we assist our clients at every stage: from searching for premises to handover, from support to termination of use. With you, our regional clients will receive comprehensive assistance!
Responsibilities
- Manage a team of about 5 people (team leaders and senior property managers/handlers) focusing on technical, financial, and personnel aspects, continuously developing your organizational unit.
- Support your team in complex property management issues and take responsibility for the most demanding operations.
- Be responsible for complete, efficient, and high-quality property management in your region, ensuring compliance with national standards.
- Represent property interests in complex legal matters and collaborate closely with FM management, Asset Management, and other stakeholders on strategic projects.
- As a project manager, coordinate the development and repositioning of properties, representing rental yield requirements (project development and refurbishments).
- Manage costs (e.g., property budget) for your area/region and implement company-wide and unit-specific strategies.
- Initiate and manage technical development projects (e.g., increasing profitability and efficiency), monitoring deadlines, costs, and quality.
Qualifications
- Several years of managerial experience in property management/evaluation (e.g., fiduciary property administration), especially in CREM or PREM, particularly in commercial real estate.
- Completed higher education with specialization in real estate (e.g., master's in real estate management).
- Deep knowledge of real estate law (lease, contractual, fiscal) and strong analytical and conceptual skills.
- Negotiation skills, systemic thinking, a business-oriented approach, and a strong customer service orientation are essential.
- Excellent Italian language skills and good oral German skills.
- Willingness to travel regularly within your region and hold a category B driving license.
