Financial Analyst - Corporate Property-UAE

The Financial Analyst will play a pivotal role in supporting the Business Finance Manager in driving the financial strategy and optimization of the business portfolio. This position demands an analytical and strategic professional with a strong background in finance and analytics. The Financial Analyst will support in budgeting, forecasting, analytics, and ensure alignment with business objectives.

FP&A Support
  • Budgeting & Forecasting Support: Assist in the budgeting and forecasting processes for the Property function by cleaning data, preparing financial models and analyses.
  • Portfolio Review Assistance: Support the annual portfolio review by preparing financial analyses and reports to aid in evaluating the existing portfolio's financial returns and identifying potential opportunities for new brands.
  • Ad-Hoc Support: Conduct various ad-hoc financial analyses and prepare reports / presentations as requested by management to support strategic initiatives and operational decisions.
KFR reporting & Cashflow (Regional & Corporate)
  • Financial Reporting & Performance Analysis: Preparing KFR reports & dashboards (regional & Corporate) and regularly reviewing financial performance against budget to identify variances, escalating significant deviations to management for further action.
  • Capex Cashflow Tracking: Track and report on regional & corporate Capex cash requirements for store and non-store capital expenditures, ensuring clear and timely communication.
  • Rent, Capex & FM tracking: Provide financial analysis and data to aid in decision-making on regional commercial transactions for Capex & FM.
  • Rent Savings Reconciliation: Perform reconciliations of rent savings and assist in reporting on these savings in coordination with the regional team and Central Finance.
Others:
  • Reconciliation Support: Assist in the reconciliation of assets, deposits, savings, and receivables by preparing necessary data and documentation to support the recommendation of appropriate provisions and ensure a clean asset register.
  • Process Improvement Support: Contribute to process improvement initiatives by providing data, analysis, and insights to help achieve financial and operational goals.
  • Policy & Governance: Ensuring compliance on all Alshaya policies and procedures within Property finance and regional property teams.
Key Requirements:
  • Education: Bachelors degree in Engineering, Finance, Accounting, Economics, Business Administration, or a related quantitative field is essential. A Master's degree or financial certification (ACCA, CA, CFA, CMA etc) is highly preferred.
  • Experience: 1-3 years of progressive experience in a Financial Analyst or similar role is essential. Prior experience within the retail industry is strongly preferred. Exposure to capital expenditure analysis and property-related finance is a significant advantage.
  • Technical Proficiency: Advanced proficiency in Microsoft Excel & Powerpoint (e.g. pivot tables, LOOKUPs, INDEX/MATCH, financial modeling, sensitivity analysis, complex formulas) is mandatory. Demonstrated experience with major ERP software (e.g., SAP, Oracle, Microsoft Dynamics). Familiarity with financial reporting tools and business intelligence platforms (e.g., Power BI, Tableau) is a plus.
  • Skills & Attributes: Strong Analytical Skills: Exceptional ability to analyze complex financial data, identify trends, explain variances, and provide actionable insights. Attention to Detail: Meticulous accuracy in data preparation, reconciliation, and reporting. Commercial / Financial Acumen: Solid understanding of accounting principles, financial statements, budgeting, and forecasting processes. Communication Skills: Excellent written and verbal communication skills, with the ability to present financial information clearly and concisely to both finance and non-finance stakeholders. Time Management: Strong organizational skills with the ability to manage multiple tasks, prioritize effectively, and meet tight deadlines in a dynamic environment. Team Player: Ability to collaborate effectively with various teams, including regional property, accounting, and other finance functions.
