Job Description
Client Consultation
- Meet with clients to understand their real estate needs and goals (buying, selling, renting, or leasing).
- Advise clients on market conditions, pricing, and legal requirements related to real estate transactions.
- Provide clients with information about available properties, including details about location, price, features, and condition.
Property Search & Listings
- Assist buyers in finding suitable properties based on their criteria, such as budget, location, and preferences.
- Market properties for sellers by creating listings with accurate descriptions and professional photography.
- Schedule property viewings and open houses for prospective buyers.
- Prepare and distribute marketing materials (e.g., flyers, social media posts, websites).
Negotiation
- Act as the primary point of contact between buyers and sellers, negotiating offers and counteroffers.
- Advise clients on offers and pricing to ensure that their best interests are represented.
- Help clients navigate offers, closing deals, and ensure that all terms are clearly understood.
Contract Management
- Draft and review contracts, agreements, and addenda related to buying, selling, or leasing properties.
- Ensure that all paperwork is completed accurately and in a timely manner.
- Coordinate with other professionals such as inspectors, appraisers, title companies, and mortgage brokers to facilitate the closing process.
Market Research & Trends
- Keep up-to-date with market trends, pricing, and available properties in the local area.
- Research property values, market conditions, and comparable sales to advise clients on reasonable pricing.
- Monitor and evaluate the competition, offering strategic insights to clients based on the market.
Customer Service & Relationship Building
- Build and maintain relationships with past clients, generating referrals and repeat business.
- Provide exceptional customer service throughout the real estate transaction process, ensuring clients are informed and satisfied.
- Offer advice on home staging, property value enhancement, and other services to assist clients in making informed decisions.
Administrative Support
- Handle the administrative aspects of the real estate process, including maintaining records of transactions and client communications.
- Use real estate software and CRM tools to track leads, manage appointments, and follow up with clients.
- Assist in organizing open houses, property showings, and other client meetings.
Compliance & Legal Requirements
- Ensure all real estate transactions comply with local, state, and federal regulations.
- Stay informed about relevant real estate laws, market trends, zoning laws, and taxes.
- Maintain appropriate licensing and continuing education to ensure compliance with industry standards.
- Education: High school diploma required; a bachelor’s degree is beneficial.
- Licensing: A valid real estate license is essential, including passing exams and completing required continuing education.
- Experience: Previous experience in sales or customer service is advantageous, though entry-level candidates are often considered.
- Skills: Strong communication, negotiation, organizational, and market research skills. Ability to work independently and manage multiple tasks effectively.
