Job summary

Nightowl Consulting is seeking an underwriting analyst in the Philippines to conduct initial reviews of bridge loan applications for viability and completeness. You will order title prelims, appraisals, and BPOs as required and review title prelims for red flags such as liens and ownership issues.

You will analyze borrower credit profiles, liquidity, and real estate experience, review property data and exit strategies, and assess LTV/ARV and other risk metrics.

• Experience reviewing bridge loan applications for viability and completeness.
• Ability to analyze borrower credit profiles and financial statements.

Responsibilities

• Conduct initial reviews of bridge loan applications to determine deal viability and completeness
• Order third-party reports including title prelims, appraisals, and BPOs as required
• Review title prelims to identify red flags such as liens, judgments, vesting issues, or ownership discrepancies
• Analyze borrower credit profiles, financial statements, liquidity, and real estate experience
• Review property details, valuations, market data, and exit strategies (sale, refinance, or hold)
• Calculate and assess LTV, ARV, leverage, and other risk metrics
• Prepare clear underwriting summaries and recommendations for senior review or final approval
• Ensure compliance with internal underwriting guidelines and investor requirements
• Communicate findings, conditions, and concerns with loan officers, processors, and closing teams
• Maintain accurate and organized underwriting notes and documentation in the loan origination system
• Assist with post-closing reviews and ongoing portfolio monitoring as needed
