Qualifications

• Minimum 15 years in commercial and residential property development in New Zealand.
• Proven property management experience including leasing and portfolio performance.
• Sales and marketing leadership in premium/experiential settings would be ideal.
• Strong accounting literacy and banking experience; able to read financial statements and engage with lenders.
• Relevant tertiary qualification preferred; equivalent industry experience will be considered.

Responsibilities

• Lead development and repositioning initiatives across the commercial portfolio, incl. vacancy resolution and redevelopment opportunities.
• Manage full development lifecycle: feasibility, consenting, design and construction coordination, budget and programme control, handover.
• Own leasing strategy and tenant mix across the commercial portfolio with external management partners.
• Oversee tenant relationships for key tenants and lead leasing campaigns for vacant space.
• Monitor portfolio performance (occupancy, rental income, capex) and report to the Director.
• Oversee commercial revenue for Parohe Island Retreat and Central Lofts across events, wellness and accommodation channels.
• Direct sales and marketing activity (digital, EDM, social, SEO) and optimise pricing/booking engine.
• Coordinate with banks, facilities, covenants and funding requirements for development/working capital.
• Be the primary liaison with external consultants, JV partners and professional advisers.
