Job summary

Midstad is seeking an Asset Manager Operations - technical to take overall technical responsibility for a portfolio of properties in Amsterdam. You will lead maintenance, modernization projects, coordinate external service providers, ensure compliance with standards, and drive sustainable building operations.

You will monitor life-cycle costs, support acquisitions with technical due diligence, manage data quality, and oversee ESG initiatives, energy management, and technical service delivery

Qualifications

• Completed commercial training or a technical degree in real estate (e.g. industrial engineering, building services engineering, architecture) or comparable qualification.
• Several years of professional experience in Technical Property Management.
• Experience in managing and coordinating external service providers.
• Extensive knowledge of maintenance, repair and modernization measures.
• Sound knowledge of construction and procurement law and relevant regulations.
• Strong analytical and organizational skills.
• Excellent communication and stakeholder management; Dutch and English fluency; German an advantage.
• Proficient in MS Office and real estate software.

Responsibilities

• Ensure functionality, value preservation, and sustainable operation of all properties.
• Plan, coordinate, and monitor maintenance, repair, and modernization measures.
• Plan and procure tenant fit-out and build-out works.
• Provide technical construction advice for refurbishment projects and lifecycle cost optimization.
• Project management of maintenance, repair, and modernization projects.
• Monitor project budgets, controlling, and reporting.
• Oversee ESG initiatives, technical energy management, and sustainable building operations.
• Select, appoint, and contract external service providers.
• Manage and monitor facility management (FM) services.
• Handle warranty and defect liability management.
• Ensure data quality within the area of responsibility.
• Support property acquisitions through technical due diligence and assessments.

As a Asset Manager Operations - technical, you will take overall technical responsibility for properties within a sophisticated real estate portfolio, ensuring their sustainable operation and continuous development. In this key role, you will manage maintenance and modernization projects, coordinate external service providers, and ensure compliance with all relevant technical standards, regulations, and legal requirements.

Your Tasks

• Ensure the functionality, value preservation, and the economical, legally compliant, and sustainable operation of all properties
• Plan, coordinate, and monitor maintenance, repair, and modernization measures
• Plan and procure tenant fit-out and build-out works
• Provide technical construction advice for refurbishment projects in existing buildings and advise on project developments regarding building operations, life-cycle costs, and sustainability
• Project management of maintenance, repair, and modernization projects
• Perform project and budget monitoring, controlling, and construction project reporting
• Oversee ESG initiatives, technical energy management, and sustainable building operations
• Select, appoint, and contract external service providers
• Manage and monitor facility management (FM) services
• Handle warranty and defect liability management
• Ensure data quality within the area of responsibility
• Support property acquisitions through technical due diligence, technical assessments, and negotiation processes

Your Profile

• Successfully completed commercial training or an equivalent qualification; alternatively, a completed degree with a technical specialization in real estate, e.g. industrial engineering, building services engineering, architecture, or a comparable qualification
• Several years of proven professional experience in Technical Property Management
• Experience in managing and coordinating external service providers
• Extensive knowledge and experience in maintenance, repair and modernization measure
• Sound knowledge of construction and procurement law, as well as relevant technical regulations and standards
• Strong analytical and organizational skills
• Excellent communication skills and a confident manner when dealing with internal and external stakeholders
• Very good command of Dutch and English, German skills are an advantage
• Confident use of MS Office and common real estate software
