Job summary

Avolta is seeking a Project Manager Design & Construction Europe to coordinate design and construction across European projects, reporting to the Senior Director Design & Construction Europe and working with vendors and landlords.

You will oversee site reviews, resource integration, budgets, permits, and schedules to ensure timely openings and compliant construction across locations. Travel up to 75% of the time; Indefinite contract with multinational teams.

Qualifications

• Minimum degree in HTS Bouwkunde or similar international level.
• 4-5 years of experience in project management across different European countries, emphasis Schiphol.
• Experience in food and beverage operations preferred.
• Specialized training in management skills.
• Experienced in all-level reporting, written and verbal in English.
• Willing to travel up to 75% of the time after an indefinite contract.

Responsibilities

• Prepare engineering site review of existing and new facilities for upgrades/changes and liaise with Senior Director Design & Construction Europe.
• Coordinate obtaining and integrating required project resources (construction management, architect, general contractors, kitchen designers, interior designers, vendors).
• Tender to certain level resource agreements and report best tenders to Senior Director Design & Construction Europe.
• Involved in concept briefing with Concept & Marketing related to available Capex.
• Coordinate and guard timelines for the design phase from initial design to sign-off by all parties of the Final Design.

PURPOSEOFTHEROLE

RESPONSIBILTIES

• Prepareengineeringsitereviewofexistingandnewfacilitiesandupgrades/changesneededfornewprojectsandliaisewithSeniorDirectorDesign&ConstructionEurope.
• Coordinationforobtainingandintegratingallrequiredprojectresources(e.g.constructionmanagement,architect,generalcontractors,kitchendesigners,interiordesigners,vendors).
• TendertocertainlevelresourceagreementsandreportbesttenderstoSeniorDirectorDesign&ConstructionEurope.
• BeinginvolvedintheConceptbriefingwithConcept&MarketingrelatedtoavailableCapex
• Coordinateandguardthetimelinesfortheprocessofthedesignphase,fromtheinitialdesignuptothesignoffbyallpartiesoftheFinalDesign.
• LiaiseonaregularbasisduringtheabovementionedprocesswithConceptsaswelltheLandlordandkeeptheagreeddeadlines.
• Developandexecutedetailedprocess/constructionschedulesforallprojects.
• Coordinateallnecessarypermitsforconstruction.
• Ensureconstructionbudgetandschedulesaremetintimeandonbudgetthrougheffectivemanagementofout-sourcedresourcesandpreparationofperiodicfinancialforecaststotheSeniorDirectorDesign&ConstructionEuropewithsupportfromtheProjectAdministrator.
• CoordinatebudgetandinvoicestogetherwiththeProjectAdministratorandreporttoSeniorDirectorDesign&ConstructionEuropewhenneeded
• Coordinateandconductifapplicablepre-constructionmeetingsforprojects.
• ManageandcoordinateprojectchangeordersforprojectswithsupportfromtheProjectAdministrator.
• Generate,manageandresolveprojectpunchlistinaresponsiveandtimelymanner.
• Maintainongoingcommunicationsandrelationshipswiththedevelopmentandoperationsteamaswellaswithclients.
• Ensurethesmoothtransitionofprojectconstructiontoopening.
• Receiveanddistributeas-builtdrawingsandoperationsandmaintenancemanuals.
• Incasesbetheprojectleaderofanewtoopenfacility(s).
• Followthedevelopmentofnewtechnology,giveadviceandapplywheresuitable.

KEYQUALIFICATIONS

• Minimumof4-5yearsofexperienceinprojectmanagementwithindifferentcountriesinEurope,withemphasizeonSchiphol
