Description

Provide services in accordance with the agreed service level. Supervise service and renovation contractors to ensure works are performed in accordance with approved plans and conditions. Conduct preventive inspection checklists for all Mechanical & Electrical installations following the annual preventive program frequency. Prepare reports detailing operating conditions.

Immediate troubleshooting and rectification of building services in common and specified areas includes:

  • All electrical fittings and general mechanical faults
  • All plumbing works related to piping and drainage blockages, leakages, and seepages
  • Handyman work such as masonry, carpentry, painting, general repairs
  • Other ad‑hoc jobs as directed by the PE/Supervisor

Typical Building Services may include but not be limited to:

  • Security, cleaning, pest control, landscaping, waste disposal, sanitary, ground maintenance, façade & roof, signage, car park, common & service areas
  • Incidence reporting, complaints & claims, statutory reporting, provisions in Strata Titles Act and Strata Management Acts

Typical M&E Equipment, installations and systems may include but not be limited to:

  • Electrical switchboard / transformer (requires qualified Chargeman’s License), air conditioning components (AHU, chillers, cooling tower), standby electrical generator set (genset), uninterrupted power supply (UPS)
  • Solar energy conversion and storage system (SECSS), vertical/horizontal transportation system (lift, escalator, elevator)
  • Fire safety (protection) system / central monitoring system (CMS) / fire control panel
  • Water tanks & pumps / piping system / sewerage system, building automation system (BAS) / building monitoring system (BMS), security access system
  • Closed circuit surveillance system (CCS) and CCTV, public address (PA) system, special purpose built operating system
  • Electrical wiring / cabling system, piping & sewer system, networking & risers
  • Mobile apps / web-based applications

Responsibilities also include familiarising oneself with all building services, M&E equipment and installations across all properties, as systems may vary by property.
