Responsibilities
- Develop and implement leasing strategies aligned with business objectives and market conditions.
- Drive optimal tenant mix, rental yield, and occupancy levels across the property portfolio.
- Conduct market analysis, benchmarking, and feasibility assessments to support leasing and asset decisions.
- Support long-term asset planning, repositioning, and enhancement initiatives.
- Lead leasing negotiations, renewals, and restructurings to achieve commercial targets.
- Build and maintain strong relationships with tenants, agents, and key stakeholders.
- Oversee tenant onboarding, lease compliance, and performance monitoring.
- Resolve tenant-related issues and disputes in a professional and timely manner.
- Oversee day-to-day property management to ensure operational efficiency and service quality.
- Coordinate with facilities, operations, and service providers to maintain property standards.
- Ensure compliance with lease terms, statutory requirements, and company policies.
- Monitor operating expenses and support cost optimization initiatives.
- Prepare and manage leasing budgets, forecasts, and performance reports.
- Monitor revenue performance, rental collections, and arrears in collaboration with finance teams.
- Support valuation exercises, audits, and management reporting as required.
- Collaborate with internal stakeholders including finance, legal, operations, and senior management.
- Manage, coach, and develop the property and leasing team to achieve performance objectives.
- Appoint and manage external consultants, agents, and service providers.
- Ensure adherence to corporate governance standards and regulatory requirements.
- Identify and mitigate operational, financial, and tenancy-related risks.
- Maintain accurate documentation and reporting for leasing and property matters.
Requirements
- Bachelor’s degree in Property Management, Real Estate, Business Administration, or related field.
- Professional certification in real estate or property management is an added advantage.
- Minimum 8–12 years of relevant experience in property management and leasing, with at least 3–5 years in a senior or managerial role.
- Proven experience managing commercial, retail, or mixed-use properties.
- Strong track record in leasing negotiations and asset performance improvement.
