Senior General Manager, Project (Southern Region) will provide strategic leadership and oversight for all development activities across the Southern Region, encompassing master planning, design, execution, and delivery of large-scale township and mixed‑use developments.
This role is pivotal in translating the Group’s strategic growth vision into successful, commercially viable, and sustainable developments while ensuring operational excellence, innovation, and stakeholder alignment.
Key Responsibilities
- Formulate and drive the regional project development strategy, fully aligned with the Group’s long‑term township and business objectives.
- Lead the master planning and conceptualisation of multiple developments to ensure market relevance, design excellence, and financial viability.
- Evaluate and propose new land acquisition or expansion opportunities, supported by detailed feasibility, market, and land‑use studies.
- Provide end‑to‑end leadership of project planning and implementation across multiple concurrent developments.
- Ensure project alignment on scope, phasing, scheduling, and resourcing across internal departments, consultants, and contractors.
- Oversee project milestones, proactively address bottlenecks, and ensure timely and cost‑effective delivery of development targets.
- Lead design strategy and governance to ensure compliance with Group design standards, sustainability objectives, and customer expectations.
- Evaluate and approve masterplans, design proposals, and engineering solutions that optimise functionality, aesthetics, and cost efficiency.
- Champion innovation through smart township initiatives, digital integration, and sustainable urban planning practices.
- Oversee financial and technical feasibility assessments for new and ongoing projects.
- Guide the preparation of investment proposals, project cash flow projections, and phasing strategies.
- Provide senior management with insights on land utilisation, product mix, and development staging to maximise ROI and long‑term asset value.
- Act as the Group’s senior representative in all government, authority, and community engagements within the Southern Region.
- Oversee the end‑to‑end statutory and approval process, including development orders, land conversion, and building plan approvals.
- Foster strong, proactive relationships with regulatory bodies, consultants, and local authorities to facilitate smooth project execution.
- Oversee project budgeting, cost control, and expenditure tracking in partnership with Group Finance and Contracts teams.
- Promote value engineering initiatives to achieve design integrity with optimal cost efficiency.
- Ensure robust financial governance and resource optimisation across all project stages.
- Lead, coach, and empower a multidisciplinary team of project managers, planners, engineers, and support personnel.
- Build a culture of accountability, performance excellence, and cross‑functional collaboration.
- Serve as a key liaison between regional operations and Group leadership, ensuring strategic and operational alignment.
- Integrate sustainable design and construction practices throughout all planning and development activities.
- Identify and manage project risks, ensuring compliance with safety, quality, and environmental standards.
- Drive ESG considerations in project decision‑making and execution frameworks.
Requirements

Educational Background
- Bachelor’s Degree in Civil Engineering, Architecture, Town Planning, or a related discipline.
- Postgraduate qualification (MBA, Urban Development, or related field) is an added advantage.

Experience
- Minimum 15 years of experience in property development, including at least 7 years in a senior leadership capacity overseeing township or large‑scale mixed‑use projects.
- Proven record in strategic planning, project management, design coordination, and authority liaison.
- Strong exposure to both upstream planning (feasibility, design, approvals) and downstream implementation (construction, delivery).
- Familiar with development practices and regulations within Malaysia, particularly Johor or the Southern Region.
