Job description

To oversee and manage the financial planning, reporting, and control of development projects and the company’s overall financial health. He / she ensures that all financial activities comply with regulatory requirements and support strategic business growth.

Key Responsibilities
  • Develop financial models and feasibility studies for new development projects.
  • Prepare project budgets, forecasts, and cash flow projections.
  • Evaluate funding options and financial risks for each project.
  • Manage property development accounts, including project financing, bridging loans, term loans and collection on progress billings.
2. Budgeting & Cost Control
  • Establish and monitor project budgets in coordination with project managers and quantity surveyors.
  • Track project expenditures and ensure alignment with approved budgets.
  • Implement cost control measures to minimize overruns and optimize margins.
  • Provide monthly variance analysis and explanations.
3. Cash Flow & Treasury Management
  • Manage property development HDA accounts, including project financing, bridging loans, term loans and collection on progress billings.
  • Monitor and manage cash flow requirements for ongoing projects.
  • Oversee financing arrangements (bank loans, bridging finance, joint venture funding).
  • Manage relationships with banks, financial institutions, and investors.
  • Ensure timely collection of sales proceeds and payments to contractors/suppliers.
  • Collaborate with project, sales, credit control and contract departments to align financial strategies with development objectives.
4. Strategic & Business Support
  • Provide financial insights and advice to the senior management team for strategic decisions.
  • Participate in land acquisition evaluations and investment committee reviews.
  • Support business development activities through financial due diligence.
  • Contribute to business growth and long-term capital planning.
5. Compliance & Governance
  • Ensure compliance with tax, statutory, and corporate requirements.
  • Maintain strong internal controls and risk management systems.
  • Liaise with external auditors, tax agents, and regulatory bodies.
  • Supervise and mentor the finance and accounting team.
  • Develop financial procedures and systems to improve efficiency and accuracy.
  • Promote a culture of accountability and continuous improvement.
