Job Description
  • Oversee the maintenance, security, safety, tenancy design coordination works, car park, housekeeping, and other works for the general upkeep of the building.
  • Implement and enforce various policies and procedures as well as ensure strict compliance by all parties.
  • Prepare the annual budget (operational and capital expenditure) which includes the forecast that may be requested by the Management.
  • Manage and administer the service contracts, and ensure that all works are duly carried out within the approved budget.
  • Setting benchmarks for monitoring the performance of key contractors, including regular audits to ensure that expected standards are adhered to.
  • Review the facilities management programs and developments. Identify opportunities for greater efficiency and productivity; research and implement alternative actions as appropriate.
  • Conduct energy conservation and environment programs with a view to reduce operating costs. Take lead and responsible for all matters related to Quality Management System (QMS), Environment, Health & Safety (EHS), and Green Mark.
  • Liaise closely with state, local, government authorities and statutory bodies such as the local council, TNB, Police, Bomba, JKP, etc. to assure that all applicable codes and regulations are adhered to on the premises as well as to obtain related licenses.
  • Analyze operational issues; prepare and/or check the relevant technical or incident reports and any other reports for submission to superiors for reviews and decisions.
