Sales & Marketing Manager (Property Developer)

Alfranko Development Sdn Bhd is looking for an ambitious and results-driven Sales & Marketing Manager to join our team.

The Sales & Marketing Manager oversees the entire sales and marketing operations for the developer’s property projects. This role is responsible for leading the sales team, developing marketing strategies, achieving sales targets, driving brand visibility, and ensuring a seamless customer experience. The manager works closely with senior management to align project launches, pricing, and promotional strategies with business goals.

Key Responsibilities
  • Develop and implement comprehensive sales strategies for new and existing projects.
  • Lead, train, and motivate the sales team to achieve monthly and annual sales targets.
  • Set KPIs for executives, monitor performance, and provide coaching for improvement.
  • Plan and execute sales launches, roadshows, and promotional events.
  • Review pricing, packages, and incentive structures to maximize profitability.
  • Analyze sales data and prepare accurate weekly/monthly management reports.
  • Plan, execute, and optimize marketing campaigns across digital, traditional, and onsite channels.
  • Oversee production of marketing materials including brochures, videos, signage, and digital content.
  • Work closely with advertising, PR, and digital agencies to manage branding and lead generation.
  • Ensure brand consistency and strong market positioning for all projects.
  • Monitor campaign performance and ROI; refine strategies based on analytics.
  • Conduct in-depth market studies, competitive analysis, and pricing benchmarking.
  • Provide management with insights on market demand, buyer profiles, and emerging trends.
  • Recommend project features, unit mixes, and pricing strategies to optimize sales performance.
  • Support feasibility studies for upcoming developments.
  • Ensure high-quality service delivery throughout the customer journey: enquiry → booking → SPA → handover.
  • Resolve escalated customer complaints and coordinate solutions with relevant departments.
  • Build strong relationships with property agents, bankers, corporate clients, and key partners.
  • Enhance customer satisfaction and brand loyalty through engagement programs.
  • Collaborate with Finance, Legal, Project, and Customer Service teams on sales documentation, pricing, and project updates.
  • Ensure compliance with regulatory requirements (housing acts, marketing guidelines, SPA timelines, etc.).
  • Contribute to internal process improvements and SOP development.
Requirements
  • Bachelor’s Degree in Marketing, Business Administration, Real Estate, or related fields.
  • Minimum 5–8 years of experience in property sales/marketing with at least 2–3 years in a managerial role.
  • Strong leadership, strategic thinking, and decision-making skills.
  • Excellent communication, negotiation, and presentation skills.
  • Proven track record of meeting or exceeding sales targets.
  • Strong understanding of property development cycles, market dynamics, and digital marketing.
  • Able to work weekends or public holidays when required (replacement off-days provided).
  • Proficiency in English and fluency in Mandarin speaking, reading & writing is highly preferred.
