Job summary

A leading convenience store company in Malaysia is seeking a professional to drive expansion and manage retail development projects. The ideal candidate will have a Bachelor's degree in business or real estate, along with proven retail development experience and strong negotiation skills. Proficiency in English, Bahasa Malaysia, and Mandarin is essential. This role offers a competitive salary of up to MYR 10,000.

Qualifications

  • Proven experience in retail development or related roles.
  • Experience working in Chain Stores for F&B/Pharmacy/Convenience Store is an added advantage.

Responsibilities

  • Develop and execute expansion plans for multiple states.
  • Conduct on-the-ground research to identify potential outlets.
  • Skillfully negotiate Letters of Intent and Tenancy Agreements.
  • Monitor lease renewal cases proactively.
  • Manage tender projects effectively.
  • Oversee implementation of new SOPs related to retail development.
  • Manage documentation for proper release of all deposits.

About the company

Our client is one of the fastest-growing convenience store with around 100 outlets nationwide. Their mission is to bring convenience to communities by making groceries and artisanal products more readily accessible. They are also committed to supporting homegrown Malaysian brands, serving as a platform for small businesses to enter the retail market.

Job Responsibilities

1. Expansion Planning

  • Develop and execute expansion plans to cover multiple states, working collaboratively with the team to ensure strategic growth and to facilitate and expedite expansion initiatives.

2. Quality and Quantity Outlet Targeting

  • Conduct comprehensive on-the-ground research to identify potential outlets, meeting with landlords, agents, management, residents, and business owners for detailed discussions.
  • Cultivate long-term relationships to lay the foundation for future development and expansion opportunities.

3. Negotiation and Agreement Management

  • Navigate the competitive market by skillfully negotiating Letters of Intent (LOI), Letters of Offer (LOO), and Tenancy Agreements, always safeguarding the company's core interests.

4. Renewal Management

  • Monitor lease renewal cases, ensuring a proactive approach with a 6-month notice before expiration.
  • Conduct a thorough study of the latest market trends and situations before finalizing renewal agreements.

5. Project / Tender Handling

  • Must be capable of managing tender projects.

6. Administrative Duties and SOP Implementation

  • Oversee the implementation of new Standard Operating Procedures (SOPs) and administrative tasks related to retail development.
  • Manage documentation, such as the Retail Development form, for the proper release of all deposits.
Requirements
  • Bachelor's degree in Business Administration, Real Estate, or related field.
  • Proven experience inretail developmentor related roles.
  • Experience working inChain Stores for F&B / Pharmacy / Convenience Storewill be added advantages.
  • Strong negotiation skills and attention to detail.
  • Excellent communication and relationship-building abilities.
  • Ability to adapt to a dynamic and competitive market.
  • Good command ofEnglish, Bahasa Malaysia & Mandarin is a must
