The ideal candidate will be responsible for leading high-rise & township projects from design to handover, ensuring quality & timely delivery.
Job Responsibilities
- Manage full project lifecycle - from inception, feasibility, design development, statutory submissions, procurement, construction, and handover.
- Monitor project implementation strategies, encompassing scope definition, work program, risk management, and budget control.
- Coordinate and supervise project consultants, contractors, and suppliers to ensure timely delivery of design deliverables, technical submissions, and on-site progress.
- Ensure compliance with statutory requirements, including DBKL, PTG, COB, IWK, TNB, and other relevant authorities, as well as internal corporate governance.
- Prepare project budgets, cost reports, variation orders, and financial projections in collaboration with the QS and Finance Teams.
- Attend project meetings and provide management with periodic progress updates, identifying potential risks and mitigation actions.
- Drive quality assurance and value engineering initiatives to achieve design excellence and cost efficiency.
- Manage handover, defect rectification, and maintenance transition to ensure smooth project closure and customer satisfaction.
- Provide input and technical due diligence for new land acquisition, joint-venture proposals, or redevelopment opportunities under the Business Development division.
Job Requirements
- Bachelor’s Degree in Civil Engineering, Construction Management, Architecture, Quantity Surveying, or related discipline.
- Professional registration with PAM, BEM, RICS or equivalent will be an added advantage.
- Minimum 8–12 years of relevant experience in property development and project management, with at least 3–5 years in a managerial or leadership capacity.
- Proven track record in delivering high-rise residential or township developments from concept design through to completion and handover.
- Strong exposure to feasibility studies, authority liaison, procurement strategy, contract administration, and on-site construction management.
- Demonstrated ability to lead multidisciplinary consultant and contractor teams, manage complex design coordination issues, and drive project performance within defined cost, quality, and schedule parameters.
- In-depth knowledge of Malaysian development control processes, statutory guidelines, and submission procedures.
- Strong understanding of contract administration, procurement strategies, and construction methodologies, including familiarity with PAM or Design & Build contract forms.
- Proficient in project management and scheduling tools (MS Project, Primavera) and MS Office applications.
- Competent in reviewing and interpreting architectural, structural, and M&E drawings, with the ability to identify coordination issues.
- Familiar with AutoCAD, BIM platforms, and digital documentation workflows.
- Strong commercial acumen — able to evaluate cost implications, BQ rates, and consultant recommendations critically.
- Leadership and team management: able to inspire, coach, and align cross-functional teams toward shared objectives.
- Strategic and analytical thinking: capable of balancing design intent, commercial value, and technical feasibility.
- Excellent communication and negotiation skills in English and Bahasa Malaysia — both written and verbal.
- Results-driven, proactive, and decisive, with a structured and detail-oriented working style.
- Possesses strong stakeholder management capability, including dealings with consultants, authorities, contractors, and internal departments.
- Demonstrates high integrity, accountability, and professional presence in representing the company.
- Displays resilience, initiative, and a commitment to deliver excellence under demanding timelines.
- Willing to travel and be stationed at project sites as required.
- Possess own transport and valid driving license.
