Responsibilities

To work independently with owner to oversee a hotel refurbishment project from concept to completion, ensuring it meets objectives on time and within budget. Key responsibilities include developing detailed project plans, managing budgets and resources, coordinating architects, engineers, and subcontractors, enforcing quality and safety standards, and communicating effectively with all stakeholders. The role also involves risk management, procurement, monitoring progress, resolving issues, and conducting post-project evaluations.

Define project scope, goals, and deliverables in collaboration with stakeholders.

Develop comprehensive, long-term and short-term project plans, including setting targets and deadlines.

Create detailed budgets, cost estimates, and work timetables.

Execution & Management

Coordinate and manage the activities of all project team members, including architects, engineers, and subcontractors.

Oversee the procurement of materials and supplies.

Monitor construction progress and ensure milestones and deadlines are met.

Manage project budgets, ensuring completion within the allocated funds.

Quality & Safety

Enforce safety regulations and maintain quality standards on the construction site.

Perform quality control throughout the development process.

Communication & Stakeholder Management

Serve as the primary point of contact, providing regular status reports to clients, executives, and other stakeholders.

Facilitate regular project meetings to ensure alignment and address challenges.

Manage relationships with key third parties and stakeholders.

Identify and minimize project risks throughout the project lifecycle.

Handle change orders and promptly resolve any on-site issues.

Post-Construction

Conduct post-project evaluations to identify successful and unsuccessful elements of the project.

Requirements
  • At least a bachelor's degree in architecture, civil/structural engineering, construction management, or related fields.
  • At least 8 years’ experience in project development manager roles in property development, project management, or site coordination is required.
  • Knowledge of project management methodologies, tools, and techniques.
  • Understanding of project budgeting, cost control, and financial management.
  • Understanding of construction processes, design standards, and building regulations.
  • Familiarity with the specific regulations and standards applicable to construction of high-rise project, specifically in hotel industry.
