A leading engineering company in Malaysia is seeking an experienced Project Manager with extensive knowledge in construction, specifically in Healthcare, Data Centre, and Commercial Buildings. The ideal candidate will have a degree in Civil or Construction Management, along with over 10 years of relevant experience. This role involves overseeing project execution, ensuring compliance with standards, and managing budgets. Develop project specific and client driven goals, schedules, budgets and detailed assumptions
Build rapport with client representatives and ensure scope of project and outside business forces affecting the project is fully understood and that specific deliverables are fully understood with performance standards and other relevant criteria
Coordinate any necessary due diligence efforts on behalf of the client, maintaining and delivering all appropriate documentation
Develop a detailed project budget based on historical and market data and clearly defined set of budget assumptions
Guide the client and team through the design implementation process including conceptual, schematic, design development and construction documentation and signoff
Develop and maintain Project Schedule
Prepare various RFP’s needed for vendor and contractor services for the complete project
Develop procedures for distribution, receipt, opening, leveling and award
Actively track each aspect of project performance against schedules and critical path
Oversee vendor and project team members work to ensure compliance with contract and client expectations.
Conduct and document all weekly meetings
Coordinate activities of sub-contractors and relocation of technical functions Interact and negotiate with contractors and subcontractors
Prepare/update project status reports, process purchase orders and invoices, update tracking reports and maintain files for due diligence and financials
Demonstrate a proactive focus on meeting client and project requirements in a timely and cost effective manner
To assist Project Director in the overall management and operation of the project.
To lead project team, manage onsite construction activities including monitor site progress works, provide technical advice and problem solving on site
To plan, coordinate and monitor subcontractor’s activities at project site.
To ensure all works carried out are in accordance with the drawings, JKR specifications, construction plan, procedures, work instructions and etc.
To manage, monitor, control project operations and costing. Liaise closely with consultant, contract department and finance department to ensure the implementations is within the time-cost budget.
Identify any special technical requirements, additional and alternative procedures for the project
To report project progress to management from time to time. Analyze and resolve issues related to project cost, delay of work and etc.
Carry out work inspection to ensure compliance to the standard requirements.
To undertake any other duties and responsibilities as so instructed by the superior.
Assist Superintendent and PM in arranging for and coordinate all requirements for mobilization
Work with the Project Manager to issue all subcontracts and purchase orders. Review all returned subcontracts and purchase orders to ensure they are complete and notify PM of any modifications. Maintain all Subcontracts and Purchase Orders and ensure all subcontracts and purchase order are returned completed and executed.
Responsible for preparing and tracking to ensure all requirements are met on projects. This includes ensuring that all subcontracts are awarded in accordance with the requirements of the project, ensuring that all requisite documents, including update forms, are received from vendors; such as ready mix concrete and dumpster services, are awarded pursuant to requirements; ensuring that requisite forms and reporting, are properly prepared and submitted
Work with PM to ensure coordination drawings are completed as required by the Contract documents and submitted timely to avoid delays/conflict with the work onsite.
Ensures the implementation of the ISO 9001requirements are effectively carried out.
Min 10 - 15 years relevant working experience in construction industry dealing with Healthcare, Data Centre, Commercial Buildings.
Degree in Civil/Building/Construction Management qualification.
At least with more than 10 - 15 years in the construction industry& Able to demonstrate the ability to undertake the above responsibilities
Formal qualification or studying towards a qualification in Project Management, Architecture, Engineering, Surveying or Building
Excellent presentation skills & Able to work to tight deadlines
Required spoken in Chinese, English and Bahasa Malaysia
Candidate must possess own transport and willing to travel.
Team player with strong leadership, interpersonal communication and problem-solving skills.
