A property development company in Kuala Lumpur is seeking a Project Executive to manage project operations throughout the development lifecycle. The candidate will assist the Project Manager in various tasks including documentation, monitoring design, liaising with stakeholders, and ensuring timely delivery of project milestones. Ideal candidates should possess a relevant degree and have 2-3 years of experience in property development. Strong communication and project management skills are essential. The primary purpose of this position is to provide management and technical services throughout the entire project development life-cycle including all other tasks that the Management believes are within the abilities of the Holder and that fit the Company’s strategies, as circumstances dictate.
Job Responsibilities:
Assisting the Project Manager in the daily operations of the projects.
Preparation of minutes of meeting chaired by Project Manager and ensuring its timely circulation upon completion.
Carry out drawings review of consultants’ plans to highlight any discrepancies, design issues etc.
Assist Project Manager in preparation of reports, letters, submission documents etc. to the relevant authorities.
Liaison with the relevant authorities to ensure timely feedback on matters pertaining to approvals.
Liaison with all consultants to ensure timely deliverables of all project matters.
Provision of customer services support to other departments on technical issues, marketing & sales and handover of projects.
Conduct market research and assist in feasibility analysis.
Preparing, monitoring and updating development programme, cash flow and budget.
Value engineering analysis and comparative studies of rates and costs.
Ensuring compliance to SOP / MAL of the company.
Representing Project Manager in daily operational matters with the approval from the COO.
Assisting in the contribution to project inception, feasibility studies/cost estimates for business development of the company. Monitoring the project planning and ensuring all works meet the targeted milestones as specified in the Business Plan.
Monitoring design development and ensuring the design meet the clients’ need and within the allocated budget and cost plan.
Assisting in preparing the approval papers [Management Paper / Request for Approval (RFA) Paper].
Review of project drawings in ensuring cost control and avoidance of variation orders.
Ensuring acceptable quality of product and workmanship. Monitoring of contractor’s progress in checking of defects and rectification works during and after Defects Liability Period.
To liaise with contractors and consultants to ensure all works are carried as per drawings and specifications.
Monitoring the performance of consultants and contractors.
Preparing and checking of progress payments to consultants.
To perform any other duties and responsibilities which may be assigned by superior from time to time.
Job Requirements:
Minimum Degree in Architecture, Engineering, Building, Construction Management, Quantity Surveying or equivalent from government recognized educational institution (either locally or overseas).
Minimum 2 to 3 years working experience in similar capacity, preferably with property developers or professional consultant firms, with exposure to high-rise and mixed-use development.
Possess a flair for effective project implementation, execution and meeting delivery milestones.
Strong fundamental comprehension on design, C&S, M&E and cost matters.
Proficient in computer skills particularly the application of project planning/management software e.g. Microsoft Project or Primavera, Microsoft Office and Sketchup.
Good communication skills, both spoken and written (English & Bahasa Malaysia).
Good interpersonal skills with the ability to interact well with all parties concerned.
