Job Overview
  • Site & Project Evaluation (Land Acquisition Stage)
    • Assess property value and recommend best land use.
    • Independently conduct land valuations and profitability surveys.
    • Propose optimal acquisition structures and business models for new developments.
  • Project Conceptualization Support
    • Assist the GM in project conceptualization and preparation of project briefs.
    • Conduct feasibility studies, risk identification, and mitigation planning.
  • Planning & Monitoring
    • Take part in project planning, including timeline, budget, and target tracking.
    • Attend and contribute to Project Technical Group meetings to ensure design intent and customer satisfaction.
    • Help organize teams, determine budgets/work schedules, and forecast project costs/revenues.
    • Assist with construction planning and master‑planning.
  • Sales & Marketing Launch Coordination
    • Collaborate with Sales and Marketing to prepare marketing launches and promotional materials.
    • Identify target market segments and suitable projects.
    • Manage PR communications, screen articles, and oversee budgets.
    • Set pricing and payment schedules.
    • Analyze customer feedback.
    • Help monitor sales progress and develop strategies to improve sales take‑up.
  • Sales Performance Monitoring
    • Help monitor sales progress and develop strategies to improve sales take‑up.
  • Project Implementation
    • Ensure acquisition of required licenses and permits.
    • Monitor sales, marketing, and financial models (e.g., P&L, cash flow) for ongoing and new projects.
    • Oversee project progress through site visits and cost reviews.
    • Handle deal signings, represent company in negotiations with business partners and government.
  • Team Coordination
    • Supervise and guide project team members to stay aligned with goals.
  • Product Delivery & After‑Sales Service
    • Support in product delivery and post‑sales services.
    • Implement process improvements and resolve operational issues.
  • Stakeholder & Investor Engagement
    • Assist in identifying and nurturing relationships with investors, partners, and stakeholders.
    • Research market trends and identify new capital sources.
Requirements
  • Minimum 10 years of experience in Property Development.
  • Diploma or Bachelor’s Degree in Planning, Architecture, Engineering, or related professional qualification.
  • Strong interpersonal and presentation skills; able to interact at all organizational levels.
  • Proven track record in property development, including:
    • Full project cycle management
    • Strategic master planning
    • Feasibility studies
    • Project management
    • Marketing
    • Liaison with authorities
  • Excellent liaison skills with government agencies, local authorities, contractors, and consultants for smooth project implementation.
  • Solid understanding of authorities’ guidelines and submission procedures.
  • Excellent leadership, analytical, interpersonal, and presentation abilities.
  • Proficient in English, Bahasa Malaysia, and Mandarin.
  • Must have prior experience in township development in a similar role.
