Job summary

A leading construction and property management firm in Malaysia is seeking a Project & Construction Audit Manager to lead risk-based audits of operations. Qualifications

  • Minimum 7–10 years of relevant experience in internal or external audit.

Job Purpose

To lead and execute risk-based audits of construction and property operations, providing independent assurance on project governance, cost management, compliance, and operational effectiveness in line with professional internal audit standards and Group policies.

Key Responsibilities
  • Lead risk-based operational audits covering construction, project management, and property development activities in accordance with the Institute of Internal Auditors’ Global Internal Audit Standards, Internal Audit Manual, Group policies, and applicable industry standards.
  • Review and assess the effectiveness of construction workflows, project management practices, property development processes, and site operations.
  • Evaluate operational KPIs, project performance metrics, cost control mechanisms, variation orders, compliance requirements, and resource utilisation against organisational objectives.
  • Identify opportunities for process improvements, cost optimisation, risk mitigation, and enhancement of operational effectiveness.
  • Review and approve audit working papers, prepare clear and value-adding audit reports, and present findings to the Chief Internal Auditor, Senior Management, and the Group Audit Committee.
  • Provide guidance and technical support to audit team members and undertake additional assignments as directed by superiors.

Requirements
I. Education
  • Recognised university degree in Business Management, Civil Engineering, Quantity Surveying, or a related discipline.
  • Professional certification such as:
    • Certified Construction Project Manager (CCPM – CIDB)
    • Project Management Professional (PMP)
II. Experience
  • Minimum 7–10 years of relevant experience in internal or external audit, or in industry operational roles such as project controls, cost engineering, construction management, QA/QC, or HSE.
  • Strong understanding of construction and property operations, project governance, cost control, contract management, and internal control frameworks.
  • Proven experience reviewing large-scale construction or property development projects.
III. Desirable Skills
  • Knowledge of performance improvement methodologies (e.g. Lean, Six Sigma, ISO 9001:2015).
  • Proficiency in SAP and construction/project management systems; experience with IFCA and Audit Management Systems (AMS) is an advantage.
  • Experience working with regulatory bodies such as JKR or CIDB is an added advantage.
  • Familiarity with local building codes, real estate regulations, and construction safety standards.
