- Oversee daily operations, maintenance, and management of multiple properties (residential, commercial, or mixed developments).
- Supervise and provide guidance to Building Managers and site teams to ensure smooth operations and compliance with company standards.
- Review monthly operational, financial, and maintenance reports from each site and ensure timely submission to management.
- Monitor property budgets, expenditures, and cost control to achieve financial efficiency and profitability.
- Conduct regular site inspections to ensure high standards of maintenance, safety, and cleanliness.
- Liaise with Joint Management Bodies (JMBs), Management Committees (MCs), and developers on building management matters.
- Ensure adherence to all relevant property management laws, by-laws, and local authority requirements (e.g. COB, Bomba, DOE).
- Review and evaluate performance of service providers (security, cleaning, landscaping, etc.) and recommend improvements or changes where necessary.
- Assist in handling resident or tenant complaints and provide solutions promptly and professionally.
- Facilitate and attend Annual General Meetings (AGMs) and Extraordinary General Meetings (EGMs) for assigned properties.
- Lead and mentor site personnel to ensure staff competency, motivation, and service quality.
- Prepare management reports and updates for senior management.
