A property development company in Kuala Lumpur is looking for a Marketing Manager. You will develop strategic marketing plans, lead campaigns for property projects, and manage a marketing team. Ideal candidates should have a Bachelor's degree and 5-10 years of experience in marketing, specifically in the real estate sector. Competitive salary between RM 8,000-10,000 per month plus bonuses.
Position: Marketing Manager – Property Development
Reports to: Head of Marketing
Develop and implement strategic marketing plans for current and upcoming property projects (residential, commercial, township, mixed-use).
Conduct market research and competitive analysis: monitor property market trends, buyer & renter behaviour, competitor activity, pricing dynamics.
Lead project-launch marketing campaigns: including concept, positioning, branding, digital & offline marketing, PR, events, roadshows, showrooms.
Oversee pricing strategy in conjunction with sales and product teams: ensure the properties are positioned with competitive pricing and value proposition.
Manage marketing budget: planning, allocation, optimization, and ROI measurement of campaigns.
Lead, mentor and supervise the marketing team (both online & offline) and coordinate with external agencies, media, vendors.
Work in conjunction with sales, product development, operations to ensure marketing supports sales goals (lead generation, conversion, unsold inventory clearance).
Monitor, analyze and report marketing performance metrics, campaign results, market intelligence, and provide insights to senior management.
Drive brand building for both the company and the specific property projects, ensuring consistency in messaging, positioning and visual identity across channels.
Bachelor's degree (or higher) in Marketing, Business Administration, Real Estate, or a related field.
Minimum 5-10 years of marketing experience, preferably in the property development / real estate industry; at least 3-5 years in a managerial/senior role.
Proven experience in both online and offline marketing channels, campaign management, product launch experience in property or real estate.
Strong analytical mind-set: able to interpret market data, consumer behaviour, competitor intelligence and translate into actionable marketing strategies.
Excellent leadership, communication, interpersonal and stakeholder management skills (must liaise with internal teams, external agencies, media, partners).
Solid budget management, campaign performance tracking and measurement skills.
English and Bahasa Malaysia required; knowledge of Mandarin is a plus (especially for certain market segments).
Up-to-date with digital marketing trends, social media, content marketing, and marketing automation tools.
Experience in property launch events, exhibitions, showroom management, and offline experiential marketing.
Knowledge of property regulations, developer licensing, advertising permits (this varies by state and project).
Comfortable working in a fast-paced environment, managing multiple projects and deadlines.
Number of leads generated via marketing campaigns (digital & offline)
Conversion rate (leads to actual bookings/sales)
Time-to-launch: readiness of marketing assets, go-to-market timing for new projects
Budget efficiency: ROI of campaigns, cost per lead, budget adherence
Brand health / awareness metrics (pre-launch brand familiarity, post-launch recognition)
Support to sales: unsold inventory clearance rate, project absorption rate
The Marketing Manager reports directly to the Head of Marketing / Chief Marketing Officer.
They will lead a team comprising: digital marketing executive, offline/event marketing executive, PR & communications specialist, graphic/design specialist, marketing analyst.
Close collaboration with sales team, product development/project team, operations, customer service.
Based in Kuala Lumpur / Negeri Sembilan with travel to project sites as required.
Typical office hours, though campaign launches and events may require extended hours weekend work.

Typical salary for this level in Malaysia: RM 8,000‑10,000/month + bonus/performance incentive.
