Job summary

Sime Darby Property is seeking a lawyer to provide legal opinions, draft and review agreements, and advise on property transactions. The role covers discharge of transfers, strata management issues, and retail tenancy matters for SDP Group assets.

You will assist in formulating policies and SOPs, and coordinate with internal and external stakeholders on legal matters and purchaser complaints as needed.

Qualifications

• LLB (Hons).
• Admission as an Advocate & Solicitors at the High Court of Malaya on 23 March 2012.

Responsibilities

• Provide legal opinions, draft and review legal documents and attend meetings on legal issues.
• Monitor perfection of transfers upon title issuance.
• Advise on Strata Management Act and related governance matters for JMB/MC.
• Advise on leases and tenancies for retail malls owned by SDP Group.
• Assist in formulating policies, directives and SOPs on legal matters.

Job description

• Prepare and review sale and purchase agreements and other relevant documents for project developments and completed units
• Prepare and review all other agreements and legal documentation in relation to disposal and acquisition of property / land
• Advice on issues relating to the Housing Development Act and Strata Management Act and other legal issues relating to property / land transactions
• Prepare and/or review letter of intent/offer, tenancy agreement and other relevant documents for tenancies in respect of retail malls owed by SDP Group
• Advice on legal issues relating to Joint Management Body and Management Corporation for relevant project developments developed by the Division
• Monitoring and reviewing the process of adjudication of MOTs and presentation of MOTs for registration at the relevant land office
• Formulate policies, directives and SOP on legal matters
• Provide update on laws / regulatory matters that may affect the Group
• Leads and coaches junior lawyer(s) and non-executive staff in the department to ensure effectiveness and efficiency in the delivery of business results
• Assist Head, SPA Unit to monitor and coach the post-HOVP/sub-sale section of the SPA Unit, improves on their processes and provides guidance on the use and application of standard templates to minimize errors and ensure consistency and enhance efficiency

Job Responsibilities

• Responsible for the provision of legal advice including opinions, drafting and reviewing legal documentation and other operational documents and attending meetings with internal and external parties to address any legal issues
• Monitor and ensure that perfection of transfers are completed upon issuance of titles

Strata Management

• Advice on legal issues arising under the Strata Management Act, Strata Titles Act, including issues relating to the Joint Management Body (“JMB”) and Management Corporation

Leases and Tenancies – for retail malls owned by SDP Group

• Provision of legal advice including opinions, drafting and reviewing legal documentation and other operational documents and attending meetings with internal and external parties to address any legal issues

Formulate policies, directives and SOP on legal matters

• Assist Head, SPA Unit on the formulation of policies, directives and legal SOPs
• Collaborating with internal stakeholders to resolve purchasers’ complaints, including meetings, with internal stakeholders, purchasers, purchasers’ external lawyers, if any, consultants and contractors.
• Drafting and/or revising letters in response to purchasers' written complaints and/or to JMBs/Residents' Associations.
