Overview
Objectives of the function
- Manage the maintenance program for assigned area. Assists in the overall administration, management, planning organizing, and stating of the division/program in the enforcement and implementation of all policies and procedures. Assists in and may oversee new building construction and major remodelling projects.
Responsibilities
A. Leadership & Supervision
- Lead, train, and supervise the maintenance team (technicians, fitters, electricians).
- Assign daily maintenance tasks and ensure timely completion.
- Conduct performance evaluations, coach team members, and manage staffing schedules.
- Foster a safety oriented, efficient, and collaborative work culture.
B. Preventive & Predictive Maintenance
- Develop and implement preventive maintenance (PM) programs for all machinery, equipment, and facilities.
- Establish predictive maintenance schedules using condition monitoring tools.
- Maintain accurate PM records to minimize breakdowns and downtime.
- Continuously evaluate maintenance strategies for improvement.
C. Facility Management
- Manage the upkeep of buildings, HVAC, lighting, plumbing, and utilities systems.
- Ensure compliance with building, health, safety, and environmental regulations.
- Oversee facility renovation, construction, or expansion projects.
D. Budgeting & Cost Control
- Develop and manage the annual maintenance budget.
- Control costs by optimizing resource usage and minimizing unplanned downtime.
- Evaluate maintenance related expenditures and vendor contracts for cost effectiveness.
- Maintain spare parts inventory and procurement planning.
E. Continuous Improvement
- Identify and implement process improvements to increase equipment reliability and efficiency.
- Support lean manufacturing, 5S, or TPM initiatives.
- Analyze downtime data to identify root causes and prevent recurrence.
- Stay updated with technological advancements in maintenance and reliability engineering.
F. Documentation & Reporting
- Maintain accurate maintenance logs, service records, and compliance documentation.
- Prepare reports on maintenance performance (MTBF, MTTR, downtime analysis).
- Use SAP to track work orders and asset history.
G. Strategic Planning
- Contribute to long term maintenance and asset management planning.
- Support capital projects involving new equipment installation or upgrades.
- Provide technical input for equipment purchase
Qualifications
- Bachelor's degree in Engineering or related field.
- 5 years supervisory experience with heavy machinery, production lines or related fields.
- Good in Coaching, Training & Facilitating.
- Knowledge on HACCP, GMP, Halal, EHSS, strong analytical & trouble shooting skills and meticulous.
- Good interpersonal communication & negotiation skills
- Ability to adapt to a multi-cultural working environment, be open minded and adjust priorities in response to unanticipated event.
