A property management company in Kuala Lumpur is seeking a Leasing Senior Executive/Assistant Manager to oversee the leasing of office, shop lot, retail, and industrial spaces. The ideal candidate should possess a Diploma, have over 5 years of experience in leasing or marketing, preferably with a retail leasing background. Responsibilities include conducting market surveys, preparing tenancy documents, and managing tenant relations. Candidates must have strong communication skills in English and Bahasa Malaysia, with Mandarin being a plus.

In charge of leasing out office, shop lot, retail and industrial space, liaise with agents, attend walk in customers & conduct cold calls.
To conduct Commercial Buildings market rental survey (at least 2 times a year or as required).
Responsible for all marketing matters including preparing of marketing collaterals, update Hap Seng Happenings Website, provide periodic survey & updates of market rates as and when needed.
Conduct marketing presentations and assist in the planning of tenants’ mix.
Update Plaza Hap Seng advertisements, logo for pylon/ digital pylon, video wall, main lobby tenant's directory & directional signage (1 week before tenant start operation/ opening).
Car Park Matters - in charge of co-ordinating car park allocation for tenants.
Attend to resolve debts and tenants' complaints.
Prepare proposal for rebates, provision of bad debts and write off.
Prepare the 5 years business plans on a yearly basis.
To prepare tenancy documents (Letter of Offer, new Tenancy Agreement/ Renewal Agreement, Novation Agreement, termination to new/ existing tenants).
Oversee the Tenancy Administration works including letter of offers, renewal letters, tenancy agreements, stamping fee, enquiries and follow-up.
To follow up and compile with tenants on yearly tenant satisfactory survey (2 weeks from the deadline given to tenants).
To ensure Leasing team's operation are fully compliance with Standard Operation Manual/ work order as per Audit report.
Perform any other duties or tasks which may be assigned from time to time and as stated in systems documentation.
Job Requirements:
Candidates must possess at least a Diploma in any discipline.
Candidates must have minimum 5 years of working experience in related industry, leasing or marketing and tenancy administration, retail leasing background are highly preferable.
Good oral and written skills in English and Bahasa Malaysia; Mandarin and other dialects will be an added advantage.
Pleasant and outgoing personality.
Positive mindset, committed, proactive and able to work in a team as well as independently.
Good time management and multitasking skills.
Full-time position is available at Menara Hap Seng, Jalan P. Ramlee KL.
Working Hours:
Monday - Thursday: 9.00am to 6.00pm
Friday: 9.00am to 5.30pm
Saturday (Alternate): 9.00am to 12.30pm
