The Perfect Fit

To be considered for the role, the ideal candidate will:

• Be willing to relocate to work in Dili, Timor-Leste
• Possess 5+ years of experience in retail leasing, commercial property leasing, or shopping centre management, with a proven track record in securing quality tenants and negotiating favourable lease terms
• Possess a bachelor's degree (or higher) in Business, Property Management, Real Estate, Retail Management, or a related field
• Have demonstrated success in developing and executing leasing strategies that drive occupancy and revenue growth
• Be proficient in lease documentation, negotiation, and commercial lease structures
• Possess excellent analytical skills with the ability to assess market trends, tenant performance, and competitive positioning
• Demonstrate strong relationship‑building abilities with both local and international retailers and brands
• Have experience in tenant mix planning and retail category management
• Be able to communicate effectively in English

Candidates who speak Tetum, Portuguese, Bahasa Indonesia/Malaysia, and/or Chinese Mandarin are preferred.

What You’ll Do

• Develop and implement comprehensive leasing strategies to achieve occupancy and revenue targets
• Identify, prospect, and secure new tenants that enhance the centre’s retail mix and appeal
• Negotiate lease agreements, terms, and conditions with prospective and existing tenants
• Conduct market research and analysis to stay informed of retail trends and competitor activities
• Build and maintain strong relationships with retailers, brands, and property agents
• Collaborate with the Centre Manager and Operations team to ensure seamless tenant integration
• Prepare leasing reports, presentations, and market analysis for senior management
• Manage the lease renewal process and develop tenant retention strategies
• Work closely with the marketing team to create promotional opportunities that benefit tenants
