Job Overview

Senior Manager to lead our Credit Control department. This strategic role also oversees Customer Service and Estate Management, ensuring smooth financial operations, excellent buyer experience, and efficient estate upkeep. Success in this position means achieving high collection efficiency, maintaining strong stakeholder relationships, and driving operational excellence. The ideal candidate will bring strategic leadership, industry expertise, and a hands-on approach to managing cross-functional teams.

Responsibilities and Duties

Credit Control

  • Establish a team to lead and manage daily operations of credit control, ensuring timely collections and accurate documentation.
  • Develop and implement control measures to monitor credit control operations and efficiency.
  • Prepare accurate collection forecasts and reports for management review and cash flow planning.
  • Coordinate with internal departments, lawyers, and bankers to ensure documentation compliance and completeness.
  • Guide the team on loan documentation, blanket consent applications, and credit control procedures.
  • Oversee issuance of invoices, receipts, and statements via IFCA system.
  • Monitor customer accounts to ensure timely payment collections and manage credit exposure.
  • Track debtors’ ageing and drive collection performance.
  • Liaise with Sales, Finance, and Legal teams on default cases and recovery actions.
  • Ensure progress billings align with SPA schedules and architect certifications.
  • Administer and optimize use of the IFCA Property Developer System and liaise with vendor on system-related matters.

Customer Service

  • Oversee the day-to-day operations of customer service functions to ensure smooth and efficient transaction processing.
  • Manage pre-delivery inspections and vacant possession handovers.
  • Manage defect rectification processes, ensuring timely resolution and quality standards.
  • Respond to purchaser inquiries, complaints, and follow-up actions in a professional and timely manner.
  • Coordinate with contractors, consultants, and project teams to resolve issues efficiently.
  • Maintain accurate records of inspections, defects, and communications.
  • Engage with Residents' Associations, JMBs, and Management Corporations as needed.
  • Build and maintain strong relationships with buyers, solicitors, and relevant authorities to enhance customer satisfaction.
  • Prepare regular reports on customer feedback, defect status, and issue resolution performance.
  • Support audit and compliance requirements related to customer service.
  • Establish the management & operation cost of estate.
  • Monitor industry trends and regulatory changes to inform strategic decisions and maintain a competitive edge.
  • Supervise daily estate operations and service teams.
  • Conduct regular site inspections to ensure safety and maintenance standards.
  • Implement leasing strategies to improve occupancy and rental performance.
  • Resolve tenancy issues and enhance tenant retention.
  • Monitor rental revenue and collection performance.
  • Ensure timely collection of dues and supervise service providers and contractors for quality delivery.
Qualifications
  • Bachelor’s Degree in Business Administration, Property Development, Real Estate Management, or equivalent industrial experience.
  • Minimum 10 years of relevant experience in property development, with proven leadership in credit control.
  • Proficient in IFCA system, Excel spreadsheets, HDA regulations, and property-related legal documentation.
  • Excellent skills in both written and verbal communication in English, Bahasa Malaysia, and Mandarin.
