Main Purpose of the Role

The Head of Leasing holds accountability for the overall strategic and operational success of the leasing function at The Waterfront Shoppes. This role provides leadership and direction to both the Leasing and Leasing Admin teams, ensuring an optimal tenant mix, high occupancy rates, and efficient leasing operations.

Job Responsibilities

• Lead and oversee the Leasing and Leasing Admin teams, ensuring smooth operations and alignment with business objectives.
• Develop and implement comprehensive leasing strategies, including tenant mix planning, acquisition, and retention, to maximize occupancy and revenue.
• Provide guidance and mentorship to team, promoting teamwork, efficiency, and professional development.
• Build and maintain strong relationships with key tenants, stakeholders, and business partners to ensure long-term partnerships.
• Monitor market trends, competitor activity, and industry developments to inform leasing strategies and maintain a competitive edge.
• Oversee tenancy agreements, renewals, rental collections, and compliance with tenancy laws and internal policies.
• Collaborate with internal departments to ensure seamless tenant onboarding, fit-outs, and day-to-day operations.
• Review and approve key leasing proposals, reports, and correspondence before submission to management.
• Provide regular updates and strategic recommendations to senior management on occupancy, revenue, leasing performance, and growth opportunities.
• Drive continuous improvement initiatives in leasing operations, processes, and tenant services.

Job Requirements

• Possess a Bachelor Degree in Real Estate, Property Management, Business Administration, or a related discipline.
• Minimum 15 years of relevant working experience in retail mall management or commercial property leasing, with at least 5 years in a senior management role.
• Proven track record in strategic leasing, tenant management, and team leadership.
• Strong knowledge and understanding of tenancy laws, property management practices, and retail leasing frameworks in Malaysia.
• Excellent interpersonal, negotiation, and communication skills.
• Strong analytical, problem-solving, and decision-making abilities.
