Our client is a large established transportation org, looking for Head, Building Maintenance & Facilities based in Johor.
Responsible for overseeing and managing all aspects of the Company's buildings and facilities. The role ensures that all facilities are safe, functional, compliant, and well-maintained. Key responsibilities include strategic planning, operational management, team leadership, and budget control to optimize the performance and lifecycle of physical assets. The incumbent will also develop and implement maintenance programs, manage vendor relationships, ensure regulatory compliance, and lead a team of facilities professionals to deliver high-quality and cost-effective services.
Principal Accountabilities
Strategic Planning & Development
- Develop and implement long-term facilities maintenance strategies aligned with organizational goals.
- Prepare and manage annual budgets, including capital and operational expenditure forecasting.
- Identify and apply best practices in facilities management, sustainability, and energy efficiency.
- Establish and update facilities policies, procedures, and service level agreements (SLAs).
- Develop and implement operations and maintenance readiness plans.
Operational Management & Maintenance
- Oversee preventive, corrective, and predictive maintenance for buildings, infrastructure, and equipment (HVAC, electrical, plumbing, structural, fire safety, etc.).
- Manage and prioritize maintenance requests to ensure timely resolution.
- Implement and maintain a robust Computerized Maintenance Management System (CMMS).
- Ensure the readiness of all critical building systems and utilities.
- Manage space planning, renovations, and office relocations.
Vendor Management
- Select, negotiate, and manage contracts with external vendors and service providers (cleaning, security, landscaping, specialized maintenance).
- Monitor vendor performance to ensure compliance with agreements, quality standards, and budgets.
- Maintain strong working relationships with key suppliers.
Budget & Cost Control
- Manage and monitor the facilities budget, identifying cost-saving opportunities without compromising quality or safety.
- Track expenditures, review invoices, and ensure proper fund allocation.
- Prepare financial reports and forecasts for facilities operations.
Stakeholder Management
- Act as the primary point of contact for facilities-related matters with internal departments and external stakeholders.
- Provide regular updates and reports to top management on facilities performance, projects, and issues.
- Collaborate with other departments to ensure smooth operations and organizational support.
Governance & Compliance
- Support the implementation of the Anti-Bribery Management System and adhere to company's anti-bribery requirements.
- Refrain from involvement in any corrupt practices.
Requirements
- Bachelor’s Degree in Engineering (Mechanical, Electrical, Civil, Systems) or equivalent with CGPA above 3.00.
- Master’s degree or professional certifications (e.g., CFM, FMP) are an advantage.
- Minimum of 15 years of progressive experience in facilities management, building maintenance, or property management, with at least 5 years in a leadership role.
- Proficiency in CMMS platforms and facilities management systems (e.g., BMS).
