A leading Malaysian construction company is seeking an experienced project manager to oversee project planning and execution. You will enhance design strategies, manage stakeholder communications, and ensure projects are delivered on time and to quality standards. Ideal candidates will have proven experience in project management within the construction sector, relevant educational qualifications, and a strong grasp of market trends.

(2) BDPP & Construction
KM & Land Matters
Establish project development proposition, strategy approach in design aspiration and conceptualize for development to meet current & foreseeable future market trends : Inspiring characters & its identity (uniqueness & thematic: Development, products, gallery & show house), composition, hierarchy, space planning (maximise Density & PL (higher ratio NSA: GFA), effective circulation), constructability and product USP (optimum specification, VM & effective design)
Review and refine the conceptual & detail master plan and layout to optimize the density and to ensure a thematic and outstanding layout in-line with the agreed project proposition and established development concepts and manage the overall process of approval for land development ie. KM approval including infra & DOE, premium, sub division, issuance of title and etc
Project Planning
Establish building and landscape proposition, product differentiation and hierachy i.e. space planning, characters and specification (competitive advantage against competitors) to meet the current and foreseeable future market trends
Manage and monitor the design development teams i.e. detailed design development and review design parameters (cost effectiveness, functionality and efficiency of performances) with practical solution and perform infrastructure related design refinement (coordination and integration)
Manage & lead PP team from design development incl. building, landscape, detail infra, structure, issuance of tender & construction drawing and TNB approval till handing over of project
Alternative materials/design & VE to ensure cost efficiency
Manage S&M team and stakeholders:
to ensure timely & quality delivery of Marketing collaterals (quality, inspiring & high standard), budgeting and tracking of all division's operations
to build strong sales & marketing team (e.g. market intelligence, analysis and proposal, marketing activities, cost effectiveness, sales performance etc)
to strengthen engagement with key industry stakeholders (e.g. media, bankers, real estate agencies, creative and digital agencies etc) for competitive advantage.
Manage & continuous optimization and enhancement of SOP and system to ensure effective operation and coordination between stakeholders
(5) Project Management & Construction Management
To manage, monitor & to ensure projects delivery & quality, resolve critical design and disputes, enhancement of design
Main Contractor : Dispute matters with sub contractor on contractual issues
Contract Matters: review on new/enhance specification, design KPI, scope of work, performance specification, review elemental and trades costing on their historical cost and ensure their consistency (effective contract structures, trades classification & cost)
(6) Customer Service upon VP / Strata Management / Township Management
Manage and liaise with relevant stakeholders (project's team, contractors and homeowners):
Project VP and formation of RA
Overall monitoring and managing defects rectifications are executed in timely manner and ensuring customers' satisfaction
Customer relationship crisis management
Township maintenance including Landscape (by developer) - Quality, functionality & cost
