POSITION OVERVIEW
The General Manager, Marketing is responsible for leading and driving the overall marketing, branding, and sales strategies of GD Holdings Sdn Bhd’s property development projects. This role oversees strategic planning, market research, product positioning, and brand development to achieve company sales targets, profitability, and market growth objectives. The GM will play a key leadership role in aligning marketing and sales initiatives with GD Holdings’ corporate vision of becoming a leading integrated property developer.
Key Responsibilities
1. Strategic Planning & Leadership
- Develop and implement strategic marketing and sales plans to meet company objectives.
- Lead and supervise the sales and marketing teams in achieving project-specific and overall corporate goals.
- Formulate annual marketing budgets, forecasts, and performance targets.
- Drive a results-oriented culture through strong leadership, motivation, and continuous team development.
2. Property Sales & Revenue Growth
- Plan and oversee the execution of sales strategies to achieve sales targets, revenue growth, and collection goals.
- Manage and monitor all property sales activities, including sales launches, roadshows, exhibitions, and online marketing efforts.
- Collaborate with appointed agencies, agents, and partners to optimize sales reach and conversions.
- Conduct regular sales performance reviews and develop corrective measures where necessary.
3. Marketing & Branding
- Oversee corporate branding, marketing communications, and advertising strategies.
- Plan and execute marketing campaigns across traditional, digital, and social media platforms.
- Ensure strong and consistent brand positioning across all materials and customer touchpoints.
- Work closely with creative agencies, PR firms, and media partners for campaign planning and implementation.
4. Product & Market Development
- Conduct market analysis, competitor benchmarking, and feasibility studies to support new project development.
- Provide input to project planning and design teams to ensure market-relevant concepts and pricing strategies.
- Identify emerging market trends and propose innovative marketing approaches to maintain competitiveness.
5. Customer Relations & Stakeholder Engagement
- Build and maintain strong relationships with purchasers, business partners, consultants, and government agencies.
- Oversee the customer experience process from lead generation to post-handover support.
- Ensure the highest level of customer satisfaction, resolving issues efficiently and professionally.
- Represent the company at industry events, exhibitions, and public relations engagements.
6. Budgeting & Reporting
- Prepare, monitor, and control marketing and sales budgets effectively.
- Analyze marketing ROI, sales data, and campaign effectiveness.
- Provide timely management reports and strategic recommendations to the Group Managing Director
Additional / Ad Hoc Responsibilities
- Participate in corporate meetings, strategic planning sessions, and inter-departmental projects as required.
- Support the management in special assignments, joint venture collaborations, or project-related studies.
- Assist in corporate branding exercises, investor relations events, or CSR initiatives.
- Provide advice and assistance to subsidiary companies under GD Group (e.g., GD Smart Township, GC Nexs Capital) to ensure consistent marketing direction and synergy across all entities.
- Undertake any other duties or responsibilities assigned by top management from time to time in line with the company’s operational needs.
Requirements & Qualifications
Must Have:
- Bachelor’s Degree or higher in Marketing, Business Administration, Property Development, or related fields.
- Minimum 10–15 years of experience in property development marketing, including at least 5 years in a senior managerial role.
- Proven track record in leading successful property launches and achieving sales targets.
- Strong leadership, communication, and analytical skills.
- Sound understanding of Malaysian property markets, consumer trends, and digital marketing tools.
- Excellent organizational and problem-solving skills with the ability to multitask under pressure.
Advantageous:
- Experience in property launches, project branding, and real estate campaigns.
- Knowledge of CRM platforms and marketing automation tools.
- Familiarity with property industry trends and buyer demographics in Malaysia.
- Strong creative thinking and innovative campaign execution.
