A leading development firm in Kuala Lumpur seeks a Finance Manager to oversee project feasibility studies, cash flow management, and compliance. The ideal candidate has a degree in Accounting/Finance, at least 10 years of experience with 5 years in a managerial role, and strong leadership skills. Involve in project feasibility studies including project financing, tax planning, budgeting, gross development value (GDV) and gross development cost (GDC).
Contribute financial information for project tender submissions to support management decision-making.
Prepare project cash flow forecasting (weekly, monthly, yearly) and develop strategies to maintain healthy cash reserves.
Monitor working capital by allocating funds for subcontractor/vendor payments and term loan repayment.
Oversee high-volume subcontractor and supplier claims and payments, utilities, and general disbursements (Aikbee Builders Sdn Bhd).
Manage daily finance operations including accounts payable processing.
Review monthly management accounts for construction, property development companies, and joint management bodies.
Liaise with accountants (HBO) on quarterly GST submissions and management accounts (Australia).
Coordinate with property management companies (Tiga Commercial) for monthly rental collections and payments (Australia).
Liaise with contract and project departments on project progress and billing to clients.
Ensure compliance with Housing Development Act (HDA) regulations, including fund withdrawal requirements, quarterly/annual submissions to authorities (NAPIC, 7F Report).
Coordinate with KPKT on HDA Regulation 9 & 11 withdrawal processes (post-CCC & CMGD).
Liaise with bankers and private lenders for annual reviews and manage loan-related financing such as blanket contract financing, bridging loans, term loans, revolving credit, land financing, directors’ personal loans, overdraft/contract facilities, bank guarantees, industrial hire purchase, and end-financier drawdowns.
Liaise with solicitors to fulfil loan drawdown documentation.
Coordinate with internal/external auditors, tax agents, company secretaries, consultants, and government authorities (IRB, KPKT, DBKL).
Perform audit fieldwork, review draft financial statements, and finalize audited accounts.
Prepare tax forecasts for CP204/CP204A submissions and manage tax audits to ensure IRB compliance.
Provide value-added financial analysis and variance reports to management, highlighting improvement initiatives and supporting decision-making.
Lead, coach, and manage the finance team effectively.
Collaborate with department heads across all divisions to ensure alignment of financial objectives.
Undertake special assignments and ad hoc duties as required by the CFO and Group Finance Director.
