A leading retail company in Malaysia is seeking an Executive for Facility & Customer Care. The role involves planning maintenance schedules, ensuring quick response to emergencies, and managing tenant relationships. The ideal candidate should have a degree/diploma, 1-3 years in retail operations management, and fluency in English and Bahasa Malaysia. This position may require shift work and offers various benefits, including bonuses and further education opportunities.
Plan, implement and monitor the working schedule for each maintenance staff in order to achieve daily, weekly, monthly and yearly objectives of the maintenance and preventive programs.
Ensure that all maintenance staffs are mobilized quickly on attending any emergency breakdowns of all M&E equipment as to minimize operation downtime.
Monitoring and compiling documents regarding the services or jobs done by services that involve service contractor, such as in the service log book, are constantly kept and being updated from time to time.
To compile and to record all work requests from Aeon retail, mall and tenant.
To make necessary preparation for work to be carried out by the Maintenance team or appointed contractors.
To handle necessary purchasing following the correct Purchase Order procedures, obtain the Mall Manager verifications and submit to HQ Facility for the approval to proceed to work.
Compiling and analyzing electricity data monthly.
Full enforcement to all Dept heads to implement energy saving practices in the mall.
Prepare letter of offer and management reports as well as documents with regards to lease transactions.
Monitor tenancy renewal and necessarily follow up on payments.
Establish and maintain good landlord‑tenant relationship. Resolve any tenants' concerns and issues as soon as possible for the betterment of the mall.
Generate leasing leads and negotiate deals from initiation to final execution.
Research and report on competitive leasing trends in the industry.
Liaise closely with inter‑departments on matters pertaining to rental and deposit collection, fit‑out, operations and insurance as well as monitor and analyze tenants' sales and overall performance.
Conduct market research on shopping centres in order to keep abreast of retail property development in the market.
Aid in planning and implementing the tenancy mix in a retail mall.
Sourcing for potential prospects and attend to enquiry.
Identify and short‑list suitable tenants and retail concepts for the mall. Initiate discussion with potential tenants, negotiate the lease and finalize rental and other terms and conditions. Ensure tenants adhere to the lease terms. Follow up through execution to the opening of store.
