A leading construction and property development firm in Malaysia is seeking an experienced Contracts Manager to oversee project contracts. The ideal candidate should have at least 8 years of experience, a Bachelor's degree in Quantity Survey, and strong skills in negotiation and cost control. You will manage contractual obligations, coordinate project teams, and ensure compliance with established procedures in a dynamic team environment.
Plan & organize contracts and administer contractual obligations including Tender Schedule and Specifications.
Coordinate and monitor consultants and / or project teams contractually and commercially.
Liaison and review consultants’ tender documents (including BQ), contract documents, financial reports, cost estimation, progress claims, V.O., evaluation of claims etc.
Review, evaluate and negotiate tenders or quotations received and make recommendations to the Management.
Ensuring proper documentation, timely preparation and submission of claims from consultants.
Lead in improvement for the project cost control, making proper recommendations, follow up and taking necessary action.
Establish database for cost, materials and supply sources.
Manages, provides advices and administers all activities concerned with project contracts.
Provision of Commercial expertise and support for the Department Heads and Managers.
Provide guidance on contracts to Department Heads, Managers and executives and ensure contract compliance with established procedures.
Provide real time accurate and realistic financial projections and reports.
Developing, implementing, monitoring cost control mechanism for the works.
Work closely with other teams, such as finance or legal on contractual related issues.
Requirements:
Candidate must possess at least a Professional Certificate, Diploma, Advanced/Higher/Graduate Diploma, Bachelor's Degree, Post Graduate Diploma, Professional Degree in Quantity Survey or equivalent.
At least 8 years of working experience in related field.
Good and strong knowledge in pre and post contract works, cost control, budget and construction contractual matters.
Familiar with bills of quantities, tender documents, tender process, analysis, award and finalisation of contracts.
Good interpersonal, negotiation, resourceful, leadership, problem solving skills and communication skills, able to interact with project team, sub-contractor, clients & suppliers.
Computer literate with strong Excel background.
Proficient in both spoken and written English, Bahasa Malaysia and Mandarin (optional).
