Job Overview: Complex ManagerThe Complex Manager is responsible for overseeing the overall operations and welfare of the S’MART Complex. This includes Security, Maintenance, Housekeeping, Tenant Relations, and Financial Monitoring. The goal is to ensure smooth daily operations, cross-department coordination, and continuous improvement in efficiency.
Key Responsibilities1.
Security & Safety- Ensure safety of property, tenants, customers, and staff.
- Manage traffic control, illegal parking, and public disturbances.
- Support customers (directions, SOS alarms, missing items).
- Supervise CCTV systems, panic buttons, alarms, and fire equipment.
- Collaborate with the Security Supervisor for manpower planning.
- Conduct day/night patrols and midnight spot checks.

Building & General Maintenance- Coordinate regular inspections with the Project and Facility Managers.
- Oversee repair, servicing, and preventive maintenance of all systems (electrical, plumbing, refrigeration, sewerage, etc.).
- Maintain records of maintenance inventory and usage.

Housekeeping & Cleanliness- Ensure cleanliness in all areas including toilets, shops, food courts, prayer rooms, and parking lots.
- Maintain landscaping (watering, trimming).
- Monitor cleaning schedules (weekly, monthly, quarterly).
- Oversee proper usage and storage of cleaning chemicals/tools.

Tenant Management- Monitor tenant compliance with tenancy agreements.
- Build rapport while enforcing rules and maintaining professionalism.
- Investigate and resolve tenant issues; escalate to management as needed.
- Share business updates, tenant movements, and promote membership programs.

Financial Oversight- Prepare and monitor the annual operational budget.
- Identify cost-saving opportunities and ways to increase revenue.
6.
General Administration & Compliance- Liaise with government agencies and ensure regulatory compliance.
- Lead Emergency Response and First Aid teams.
- Maintain proper filing systems for ease of tracking.
- Contribute to the Company’s Disaster Recovery Plan.
7.
Team Leadership & Support- Guide the S’MART operations team to meet company standards.
- Support marketing events to increase footfall.
- Carry out any additional tasks assigned by Management.
