Job summary

A fast-food chain in Kuala Lumpur seeks a Site Acquisition Manager to scout and source profitable locations for new outlets. The candidate will conduct site surveys, negotiate lease terms, and ensure efficient management of facilities. A degree and at least 5 years of real estate experience are required, with preference given to candidates from the F&B retail industry. The role demands strong communication and negotiation skills and involves travel throughout Malaysia.

Job description

Primary role in scouting and sourcing profitable sites for opening new 4Fingers outlet which include :-

Conduct site survey and evaluation to provide an in-depth assessment of potential and identify the associated business risks

Review and negotiate leasing deals and tenancy terms with landlords in the best interest of the company and procure tenancy - prepare and facilitate documentation pertaining to securing sites. documentations – including follow through with landlords on rectification, upgrade & clearing works to be done by landlords prior to handover of site

Upon confirming site, ensure all necessary documentations for submission to authorities are completed and follow up with relevant parties for approvals.

Liaising and coordinating with management and relevant external and cross‑functional teams prior to securing site for New Store Opening until handover (eg Finance, Legal, Operations, Marketing and Supply Chain) to ensure best practice, timely opening, cost optimization and reduction, promotional preparations and supplies

Monitor and track lease and renewal of tenancies, negotiating matters pertaining to renewal and negotiate contracts to ensure pricing secures profitable deals.

Build and maintain strong rapport with landlords including mall management, property managers, agents and owners of various site formats -.

Continuously and progressively identify, source and update list on potential sites.

Overseeing the facility management of all outlets which include among others:-

Plan scheduled routine store audits/inspections to check and assess store maintenance and upkeep, condition of equipment and installation, etc

Report to management on the situation and propose the necessary corrective/preventive action plan, marker performance, opportunities and challenges.

Prepare annual budget allocation for repair and maintenance including for Image Enhancement

Work closely with operations teams to ensure efficient service delivery and adherence to client’s Standard Operating Procedures (SOPs).

Job Requirements
  • Possess Degree in any field (preferably project management, engineering or real estate), with at least 5 years’ experience in real estate. Candidates having experience in F&B retail chain industries has competitive advantage.
  • Able to work under pressure and with tight deadlines. Responsible, disciplined, independent and a self starter.
  • Individual with great communication and negotiation skills have an advantage.
  • Possess own transport and willing to travel throughout Malaysia.
