Responsibilities
- Perform routine inspections and maintenance on building systems such as HVAC, electrical, plumbing, and elevators.
- Troubleshoot and repair any issues with lighting, plumbing, heating, or electrical systems.
- Respond to work orders for minor repairs and address urgent issues that affect the building’s functionality.
- Record monthly water and electricity meter readings (depending on site).
- Maintain accurate records of all maintenance activities and completed work.
- Monitor and maintain a clean and safe environment throughout the building, ensuring compliance with safety regulations.
- Assist with the installation and maintenance of equipment or systems as required.
- Ensure that all maintenance tools and equipment are in good working condition and report any faulty tools to the manager.
- Coordinate with external contractors or vendors for specialized services or larger repairs such as elevators.
- Ensure that all fire safety equipment is in working order and conduct regular safety drills.
- Assist in monitoring, troubleshooting, and installation of the building CCTV surveillance system, door access control system, fire alarm system, video intercom system, and other related systems.
- Maintain and update the maintenance log, including scheduling preventive maintenance tasks.
- Respond to emergency situations promptly and efficiently.
- Perform ad-hoc duties whenever assigned by the Superior.
Requirements
- Technical certificate or diploma in electrical, mechanical, or building services.
- At least 1‑2 years of relevant experience in maintenance and troubleshooting of equipment and machines, electrical installation, and maintenance of electrical appliances, including general handyman work.
- Experience within residential, commercial, or mixed development buildings with good knowledge of the overall electrical system.
- Ability to work independently and in a team.
- Excellent problem‑solving and troubleshooting skills.
- Knowledge of safety regulations and procedures.
- Possess own transport.
- Ability to commit to flexible working arrangements, including weekends or public holidays as required.
- Possess a positive working attitude, be a team player, meticulous, responsible, and able to work effectively in a fast‑paced environment.
