Job summary

A property management firm is seeking a qualified individual to oversee building operations and enforce regulations on Penang Island. Responsibilities include liaising with local authorities, managing maintenance activities, and conducting meetings with relevant committees. Qualifications

  • Must be able to work in Penang Island.
  • Familiar with the Strata Management Act.
  • Able to manage supplier and control budget.

Responsibilities

  • Assist HQ/Site in preparing letters to local authorities.
  • Implement and enforce house rules and regulations.
  • Plan and supervise building maintenance activities.
  • Maintain building safety to protect residents.
  • Monitor and manage operations of service providers.
  • Plan repairs and ensure compliance with safety rules.
  • Administer service charge and sinking fund collection.
  • Conduct monthly meetings with JMB/MC.
  • Prepare daily/monthly reports for JMB/MC.
  • Liaise with local council or relevant authorities.
  • Respond to enquiries from owners/tenants.
  • Prepare for AGM/EGM and tribunal matters.

Responsibilities
  • Assist HQ/Site in prepare letter to local authorities
  • To implement and enforce house rules & regulation in order to create a conducive living
  • Planning and supervising building maintenance activities / supervises the day-to-day operations of a series of properties
  • Maintaining building safety to protect resident
  • To monitor and manage the operations of service providers (e.g. domestic cleaning, security services, pest control, lift maintenance, firefighting equipment and etc.)
  • Receiving reports of breakdowns or damage and planning repairs and ensure compliance with all safety rules and regulations.
  • To administer service charge, sinking fund collection and maintenance of Strata Building.
  • To conduct and facilitate monthly meeting with JMB/MC.
  • To prepare & provide daily/monthly report to the JMB/MC on the status of the condition pertaining to issues such as operational, financial, manpower, etc.
  • Must be familiar with Strata Management Act 2013 and able to liaise with local council (COB) or any relevant authorities.
  • Must be able to comprehend building construction plans and drawing. Able to manage supplier, control and monitor budget.
  • Responding to enquiries from owner/tenant
  • Involve with preparation AGM/EGM, Tribunal matters
