Job Description
Technical Operations & Leadership
- Supervise daily building operations
- Monitor, operate, and maintain critical building systems including HVAC, electrical, plumbing, fire safety, security and other common areas systems
- Conduct, track and implement regular inspections and preventive maintenance programs
- Troubleshoot and resolve technical issues promptly to minimize downtime
Tenant Services & Issue Resolution
- Respond to tenant complaints and service requests in a timely and professional manner
- Investigate and resolve building system malfunctions affecting tenant operations
- Coordinate emergency response procedures and communicate with tenants during incidents
- Maintain high standards of tenant satisfaction through proactive service delivery
Vendor Management & Coordination
- Coordinate with external contractors and service providers for maintenance and repair works
- Review and approve vendor work scope, schedules, and methodologies
- Conduct site inspections and verify completion of vendor works to required standards
- Sign off on completed works ensuring compliance with specifications and safety requirements
Documentation & Reporting
- Prepare incident and technical reports on building performance and maintenance activities
- Maintain accurate records of all maintenance activities, inspections, and repairs
- Document incident reports and corrective actions taken
- Prepare budget forecasts and expenditure reports for technical operations
Regulatory Compliance & Authority Liaison
- Ensure building operations comply with local regulations, codes, and safety standards
- Liaise with relevant authorities for inspections, permits, and compliance matters
- Coordinate statutory testing and certification requirements
- Maintain up-to-date knowledge of regulatory changes affecting building operations
Stakeholder Communication
- Participate in regular meetings with landlord team and property management
- Provide technical input for strategic planning and capital improvement projects
- Maintain ongoing communication through various channels
- Prepare presentations and technical briefings for management review
Qualification
- Bachelor's degree in Mechanical/Electrical Engineering or related technical field
- Experience in team leadership, vendor management, authority liaison
- Proven problem-solving skills
Technical Skills
- Strong hands on knowledge of building systems (HVAC, electrical, plumbing, fire safety, vertical transport, BAS, ELV)
- Proficiency in building management systems and maintenance software
- Technical trouble shooting
